Property tax is collected by the municipality you live in, so the City and the Township each have their own page. This page sums up what each says. We don’t give dollar figures here because the official pages are the place to check them.
Township of Langley
According to the Township’s page, a 5 percent penalty applies to current-year taxes after the July 2 deadline, and a second 5 percent penalty applies if taxes are not paid, and the home owner grant claimed, by midnight on Thursday, September 3, 2026. The Township notes that penalties are set by legislation and can’t be waived, and the unclaimed home owner grant counts when penalties are calculated.
You can pay through your bank online, at your financial institution, or by mail. In person, use the Customer Service counter at the Civic Facility, 20338 - 65 Avenue, or the 24-hour drop boxes. Utility fees have their own page. The Township also lists a Property Tax Deferment Program, and its page points you to separate details.
City of Langley
The City’s page says the 2026 due date was July 2, 2026, covering January 1 to December 31, 2026. It links to separate pages for the home owner grant, tax deferment, paying your taxes, a tax prepayment plan, and a utilities and automatic payment plan. It doesn’t list penalty amounts on that page. For questions, email [email protected] or call 604-514-2800.
Both 2026 deadlines have passed. The 2027 dates will be on the same pages once they’re set, so check there before planning your payment.
Home owner grant basics
The BC government’s page (updated September 22, 2026) says the grant lowers the property tax bill for eligible owners. In short, you must:
- be the registered owner, or the spouse or relative of a deceased owner
- be a Canadian citizen or permanent resident, and live in BC
- live in the home as your principal residence (you can have only one)
- own a home assessed and taxed as an improvement, such as a house, strata unit, manufactured home or modular home
- have an assessed value below the grant’s threshold
There is a regular grant and a higher additional grant for seniors, veterans, people with disabilities, and certain others. You apply every year, and only one grant can be claimed per property each year. If you qualified last year but didn’t apply, you may be able to claim a retroactive grant. Applications can be audited for up to seven years. The province’s page has the current amounts, thresholds and minimum tax rules. Apply online through the province, or phone 1-888-355-2700.
