Looking for a rental in Yorkson mostly means looking at two buildings and a handful of privately owned units. The two buildings are easy to compare; the private market is not tracked in one place.

The two purpose-built buildings

Building Address What we know
Willoughby Walk 20839 78B Ave Six storeys, 191 homes, just south of Willoughby Town Centre, so groceries and the pharmacy are close
Yorkson Grove Apartments 8026 207 St A rental building near 207 St and 80 Ave that dates to 2014

Both are close to 208 Street, where the 595 runs. The faster 555 starts at Carvolth Exchange; see getting around Yorkson.

What are the asking rents?

We read both buildings’ own pages on October 30, 2026. Asking rents move often, so treat this as one day’s snapshot.

Building Unit Asking rent a month Available
Willoughby Walk 1 bedroom $1,850 November 1
Willoughby Walk 1 bedroom + den $1,995 Immediate
Willoughby Walk 2 bedrooms $2,460 to $2,470 November 1
Willoughby Walk 2 bedrooms + den $2,615 December 1
Yorkson Grove 1 bedroom + den $2,145 December 1
Yorkson Grove 2 bedrooms + den $2,775 to $2,875 Immediate

These are samples. They are not medians, and they are not every unit. Willoughby Walk’s three-bedroom homes were on a waitlist when we looked, and we couldn’t find a current three-bedroom rent. Before you rely on a listing, confirm the exact unit, the total monthly cost and the move-in date.

Is it hard to find a place?

The best public number we have is from CMHC’s October 2025 survey of row and apartment rentals. For Langley City and the Township together it reported a 3.0% vacancy rate, an average rent of $2,007 and 4,065 units. The Vancouver region’s rate was 3.7%. That average covers older buildings and long-standing tenancies, which is why newer-building asking rents, like those above, can be higher. There is no vacancy rate for Yorkson alone, and we had not seen October 2026 results when we wrote this.

Pets, parking and what to ask

  • Pets. Willoughby Walk’s page says cats and dogs are permitted, subject to restrictions. That is not a promise for every animal.
  • Parking. Both building pages talk about parking and say to confirm availability. Ask how many stalls, the type, any charge, storage, visitor rules and EV charging, in writing. The Township says owners are not required to supply off-street parking to tenants. See our Langley parking guide.
  • Noise. If a home is near the north edge, Highway 1 will matter. If it is near Yorkson Creek Middle or the park, construction may still be going on next door (see Yorkson pros and cons).

Condos, townhouses and suites

Private rentals aren’t listed in one place, and we won’t publish anyone’s ad. Two points help. First, a new condo building isn’t rental housing just because some owners rent out their units. The Township’s development application records say what tenure a project was approved for. Second, we haven’t confirmed another purpose-built rental building under construction in Yorkson, so the two above are the named options we can point to.

Your rights as a tenant

Most Langley rentals fall under BC’s Residential Tenancy Act. The rent increase limit is 2.3% for 2026 and 2.2% from January 1, 2027. Our renting in Langley guide walks through deposits, inspections, notices and where to get free advice from the Residential Tenancy Branch and TRAC. The Langley-wide moving guide covers the rest of settling in.

If you have kids in school

Catchments move in September 2027. A lease that ends in the summer of 2027 is a good moment to check the school for the new address. Use the district’s catchment maps and the 2027 pages on our Yorkson schools page, and confirm the answer for every address you are considering. Questions people ask about Yorkson

What does it cost to rent in Yorkson?
On October 30, 2026 the two purpose-built buildings advertised 1-bedrooms at $1,850, 1-bedroom-plus-dens at $1,995 to $2,145, 2-bedrooms at $2,460 to $2,470 and 2-bedroom-plus-dens at $2,615 to $2,875. These are samples from two building pages, not a neighbourhood median, and privately owned condos and suites are priced separately.
Is there purpose-built rental housing in Yorkson?
Yes. Willoughby Walk at 20839 78B Avenue is a six-storey building with 191 homes, just south of the Town Centre. Yorkson Grove Apartments is at 8026 207 Street. We could not confirm another purpose-built rental building under construction in Yorkson.
What is the vacancy rate in Yorkson?
No Yorkson-only rate is published. CMHC’s October 2025 survey of row and apartment rentals gave 3.0% for Langley City and the Township together, against 3.7% for the Vancouver region. It covers a much larger area and includes older buildings, and we had not seen October 2026 results at the time of writing.
Is parking included with a Yorkson rental?
Don’t assume so. Ask how many stalls come with the unit, whether there is a separate charge, and where visitors park, and get it in writing. Township street parking is first come, first served, and owners aren’t required to provide off-street parking for tenants.
Are pets allowed in Yorkson rentals?
Willoughby Walk’s public page allows cats and dogs subject to restrictions, which isn’t a guarantee for every pet. Check the specific building, unit and pet rules before you apply, and see our renting in Langley guide for what a tenancy agreement can and cannot require.
How much can my landlord raise the rent?
BC’s limit for 2026 is 2.3%, and the Province has set it at 2.2% from January 1, 2027. The rules cover most tenancies. Check the Residential Tenancy Branch or TRAC’s free tenant line if a notice looks wrong.
Can I find a three-bedroom rental in Yorkson?
It’s hard to tell. Willoughby Walk’s three-bedroom options were waitlist-only when we looked, and we found no published count of three-bedroom condos or suites for rent. If you need three bedrooms, it may be worth widening the search to nearby Willoughby, Walnut Grove or Langley City. See our renting in Langley page.
