Living in Aldergrove, Langley: A Practical Guide to the Township's Eastern Edge

Aldergrove is the Township of Langley's eastern town: a Fraser Highway main street, a big community centre, rural land around it and Abbotsford next door. It suits people who want more room and a small-town core, and it asks more of anyone who commutes west without a car.

Aldergrove has a Fraser Highway main street, a community centre that holds an arena, a pool and a waterpark, and rural land running out to the U.S. border. It sits at the Township of Langley’s eastern edge, so Abbotsford is closer than most of Langley is. That one fact shapes a lot of daily life here.

If you want space, a small-town centre and a short drive east, it’s worth a serious look. If your job is in Vancouver or Surrey, read the getting around page before you fall in love with a house.

Where is Aldergrove?

The built-up part of Aldergrove runs roughly from 260 Street to 276 Street, between 24 Avenue and 36 Avenue, though the Township’s community-plan map has plenty of exclusions inside that rectangle. Around it you’ll find farms and acreages, the Highway 1 and 264 Street industrial area (Gloucester), and the U.S. border at 0 Avenue to the south.

It is in the Township of Langley, not the City. If you’re not sure why that matters for taxes, parking rules and permits, start with City vs. Township. Right at the eastern edge, an “Aldergrove” address can belong to Abbotsford, so check the parcel on the Township’s GeoSource map or Abbotsford’s WebMap before you assume anything about a school, tax bill or zoning.

How many people live here, and what are the homes like?

Statistics Canada counted 13,105 people in the Aldergrove population centre in 2021, up 8.1% from 12,126 in 2016. The median age was 38.0; 19.8% were under 15 and 13.1% were 65 or older. These numbers are for the built-up area (7.03 km²), not the surrounding farms or Gloucester.

Of 4,554 occupied homes in 2021, about three in four were owned. Rounded counts:

Type of home (2021) Count
Detached houses 2,135
Row houses (townhouses) 785
Apartments or flats in duplexes 1,075
Apartments in buildings under five storeys 420

About 60% of the housing stock was built between 1961 and 1990, so inspection and strata paperwork matter more here than a glossy listing. Newer apartments and mixed-use buildings are going up around Fraser Highway and 272 Street. The housing page has the prices, rents and a checklist.

The parts of Aldergrove

There is no official neighbourhood map with named subdivisions, so here is how we describe it:

Area What it is
Town centre The Township’s Core Area around Fraser Highway and 272 Street: older storefronts, the community centre, the bus connection and three big redevelopment projects.
Streets around the core A mix of detached houses, duplex-style homes and townhouses. Two useful clusters: the Parkside and Philip Jackman Park area near 32 Avenue and 270 to 272 Street, and the school-and-sports area around 27 to 29 Avenue and 268 to 274 Street.
Gloucester Industrial Park An industrial estate at the Highway 1 and 264 Street interchange (Gloucester Way, 56 Avenue, 272 Street and 275 Street), planned since 1988 for warehousing, distribution and manufacturing. There’s no residential neighbourhood inside it.
Rural Aldergrove and Otter Acreages and farms south of town along 264 and 272 Street to the border, and west around 248 to 256 Street. The ALR and the parcel’s own designation matter more here than the mailing address.

Statistics Canada also has a separate “Aldergrove East” population centre on the Abbotsford side. It isn’t part of the Township.

What daily life looks like

Shopping. Save-On-Foods and Shoppers Drug Mart are at the west end of the commercial strip (26310 Fraser Highway); FreshCo is at the east end (27566 Fraser Highway). Storefronts cluster around 272 Street. West of town, the Otter Co-op at 3650 248 Street serves the rural side. See shops and services.

Recreation. The Aldergrove Credit Union Community Centre at 27032 Fraser Highway has an ice arena, a 25 m pool, fitness space and a seasonal waterpark. Aldergrove Athletic Park, Philip Jackman Park and Metro Vancouver’s Aldergrove Regional Park cover fields, trails and horse riding. See the parks page.

Schools. The usual path through the middle of town is Parkside Centennial or Shortreed elementary, then Betty Gilbert Middle, then Aldergrove Community Secondary. Rural addresses can fall in the D.W. Poppy family instead. Several core schools had more students than their published capacity at last count. See schools.

Getting around. Three bus routes serve Aldergrove: TransLink 503 west, BC Transit 21 east, and the new weekday-peak TransLink 556 to Gloucester. There’s no SkyTrain here and no funded extension to it. Most households drive. See getting around.

Health. There is no hospital in Aldergrove. Langley Memorial (22051 Fraser Highway) and Abbotsford Regional (32900 Marshall Road) both have 24-hour emergency departments. Local clinics, pharmacies, the library and a post office are on the main street.

What’s changing

The old mall site at 3100 272 Street is becoming a private condo and commercial project. The former Alder Inn site at Fraser Highway and 272 Street is a 128-home rental building under construction, with a new library planned inside. The Township owns another site beside the community centre and has asked residents what it should become. At the other end of the community, the Province is rebuilding the Highway 1 and 264 Street interchange, due in 2027. Details, dates and caveats are on the town centre page and in pros and cons.

Who Aldergrove suits

It tends to suit:

  • families who’ll use the arena, pool, fields and local clubs, once the school address is confirmed
  • people who work in Aldergrove, Gloucester or west Abbotsford
  • buyers who want an established house, a townhouse or some land
  • anyone who likes a main street they can walk and doesn’t need a rail line outside the door
  • horse and acreage households, with the usual ALR, well and septic checks

It can be a harder fit for:

  • daily Vancouver or Surrey commuters on fixed start times
  • shift workers without a car (the 556 runs weekday peaks only)
  • people who rely on transit for hospital or urgent-care trips
  • anyone assuming the community is automatically cheaper. We don’t have Aldergrove-only price figures, so compare real addresses.

Good to know before you move

  • Confirm the municipality and the school for your exact address. Both can surprise people near the edges.
  • The commute decides it. Test your actual trip at your actual hour. Route-planner times are best-case.
  • Construction is part of the picture at the town centre and at the 264 Street interchange through 2027.
  • The border crossing has seasonal hours. From 1 November 2026 to 14 March 2027 the Canadian side lists 09:00 to 01:00 Pacific. See getting around.
  • Creek and drainage checks apply near Bertrand Creek. The Township’s grants record lists January 2024 funding for Bertrand Creek flood work, so ask about the specific parcel.

The honest long version is on pros and cons of living in Aldergrove.

A little history

BC’s geographical names record shows an Alder Grove post office from 1 October 1885, named for alder growth. The Aldergrove Fair, still running, dates its beginnings to 1912 (the 2026 fair was listed for 17 to 19 July; see the Aldergrove Fair page). The Alder Grove Heritage Society’s telephone museum is in a 1910 building at 3190 271 Street. For more, see our Aldergrove neighbourhood guide.

Questions people ask about Aldergrove

Is Aldergrove a good place to live?
It works well for people who want a smaller community with its own pool, arena, library and main street, rural land close by, and Abbotsford about 20 minutes away by road. It is a harder fit if you commute to Vancouver or Surrey every day: the scheduled bus from 272 Street and Fraser Highway takes 1 hour 43 minutes to Surrey Central, and the SkyTrain extension will stop at Langley City, not Aldergrove.
Is Aldergrove in Langley or Abbotsford?
The Aldergrove in this guide is in the Township of Langley. It sits on the Township’s eastern edge and shares a boundary with Abbotsford, and an Aldergrove mailing address on the eastern fringe can be an Abbotsford property. Check the parcel on the Township’s GeoSource map or Abbotsford’s WebMap before you rely on a school, tax or zoning assumption.
Is Aldergrove part of the City of Langley or the Township?
The Township of Langley. The City of Langley is a separate municipality farther west. Our City vs. Township explainer covers what that means for taxes, bylaws and services.
How far is Aldergrove from Vancouver?
About 59 km by road. A route planner gives 47 minutes with no traffic, which is not what a weekday rush hour looks like, so test your own trip at your own hour. By transit you take the 503 to Langley Centre or Surrey Central and then SkyTrain; the scheduled bus leg alone to Surrey Central is 1 hour 43 minutes.
What is Aldergrove known for?
The Aldergrove Credit Union Community Centre with its arena and pool, Aldergrove Regional Park, the Aldergrove Fair (the fair dates its start to 1912), rural food businesses such as Otter Co-op, and the border crossing to Lynden, Washington. The post office there was called Alder Grove from 1 October 1885, after the alder trees.
Is Aldergrove safe?
No one publishes a reliable crime rate for Aldergrove on its own, because police statistics are reported by police service, not by neighbourhood, so we won’t rank it. The Township lists an RCMP community policing office at 26970 Fraser Highway. Our Langley safety guide explains the numbers that do exist and how to report a problem.
Is Aldergrove cheaper than the rest of Langley?
We can’t give you a measured Aldergrove discount, because the published benchmarks cover the whole Langley market (September 2026: detached $1,471,100, townhouse $802,600, apartment $525,900). Abbotsford’s benchmarks next door are about 26 to 30% lower. See the housing page for how to compare a specific property.
Is SkyTrain coming to Aldergrove?
No. The Surrey-Langley SkyTrain extension ends at Langley City Centre (203 Street and Industrial Avenue), with a September 2026 provincial update keeping a 2029 target. Getting from Aldergrove to that station would still take a bus or car trip. See getting around.
How many people live in Aldergrove?
Statistics Canada counted 13,105 people in the Aldergrove population centre in 2021, up 8.1% from 12,126 in 2016. That count covers 7.03 square kilometres and doesn’t include the surrounding farms or the Gloucester industrial area.
Where is downtown Aldergrove?
Fraser Highway and 272 Street is the main intersection. The Township’s Core Area plan runs roughly from 270 Street on the west to Bertrand Creek on the north and east, with 29 Avenue as its southern edge. Our town centre page covers what is there and what is being built.
