Buying or Renting in Aldergrove: Prices, Rents and What to Check First

Aldergrove has older houses and townhouses, new town-centre condos and rentals, and acreages. Published prices and rents cover Langley as a whole, not Aldergrove alone, so this page shows what the numbers can and can't tell you.

Housing in Aldergrove runs from detached houses built in the 1960s to 1980s to condos that haven’t been finished yet, with acreages on the edges. The honest headline is that the public price and rent numbers cover Langley as a whole, not Aldergrove alone, so we’ll show you those and then show you how to check a real address.

Buying a home in Aldergrove

What you’ll be looking at

Statistics Canada’s 2021 count of Aldergrove’s 4,554 occupied homes included 2,135 detached houses, 785 row houses, 1,075 apartments or flats in duplexes and 420 apartments in buildings under five storeys. Around 60% of dwellings were built between 1961 and 1990. That points to older roofs, windows and drainage and, in strata buildings, depreciation reports and capital plans worth reading properly.

Beyond the urban core, the choice changes: a rural property with more land and possibly farm use, rather than a townhouse near the bus loop. Gloucester, the industrial estate by Highway 1, isn’t a residential option.

What does it cost?

The Fraser Valley Real Estate Board’s September 2026 package (released 5 October) gives benchmark prices, which are modelled typical values, not asking prices. They are for the Langley market as a whole:

Type Langley benchmark Change since Sept 2025 Abbotsford, same month
Detached $1,471,100 -6.7% $1,087,000
Townhouse $802,600 -4.4% $592,600
Apartment $525,900 -9.2% $370,200

Abbotsford’s benchmarks come out roughly 26% (detached and townhouse) to 30% (apartment) lower. That’s a useful reason Aldergrove households look east, but it compares two city-wide markets, not two addresses.

We don’t have a verified Aldergrove-only benchmark, so we won’t call it Langley’s cheapest community. To size up a particular home, look up its assessed value, lot, year built and neighbours on BC Assessment, then compare genuinely similar recent sales. For the wider process, see the Langley buying guide.

Property tax. The Township’s 2026 residential rate is $3.61686 per $1,000 of assessed value. On a $1,000,000 assessment that is $3,616.86 in rate-based tax, before grants, utility charges and property-specific charges. See property tax and utilities.

New and planned projects (information only)

Project Where What Status as of 30 Oct 2026
Aldergrove Town Centre (private) 3100 272 St Condos and commercial space on the former mall site. The contractor lists 260 condos, five buildings, two phases Under construction, estimated fall 2027; project pages disagree on totals
Hart (part of the above) Town centre 158 homes described by the developer “Coming soon”; earlier releases sold out, which doesn’t mean occupied
Aldergrove Apartments (BC Builds) 27214 Fraser Hwy; 2978 and 2992 272 St 128 rental apartments with commercial and community space Permit issued 7 April 2025; groundbreaking 19 Sept 2025; estimated fall 2027
Aldergrove Gateway 27030 Fraser Hwy Township-owned site beside the community centre Public engagement held; no approved plan or date found
26739 and 26771 24 Ave (file RO100249) South-west Aldergrove Application for 32 residential lots Portal shows active; third reading was May 2023, so check for adoption and servicing
268 Street (file SA101399) South Aldergrove Proposed 45 townhouses and 25 lots Decision-letter milestone July 2026; not a building permit

A portal status of “active” or a decision letter doesn’t mean rezoning is complete or that anyone has a move-in date. The Township’s development activity map shows each file’s real milestones. The town centre page has more on the downtown projects.

Checks that matter in Aldergrove

If the property is… Check
Near the town centre, or beside a tired-looking lot The adopted land-use designation and any active application. The Core Area plan allows up to 16 storeys in some designations, but that’s not an approval for the lot next door
An established detached lot Eligibility for small-scale multi-unit housing and the form-and-character development permit area the Township adopted on 27 April 2026
A house advertised with a suite Whether the suite is permitted, in the Township’s records. A second kitchen isn’t proof. See the Township’s secondary suites page
Beside Bertrand Creek or a drainage feature The Township’s GeoSource environmental layers, and parcel-specific flood, streamside and geotechnical advice where it applies
Rural acreage or beside a farm ALR status on the ALC map, zoning, access rights, and what the neighbouring farm does and when
On well or septic Water testing, the well record, and the sewerage-system records and maintenance history; confirm municipal service for the parcel
On Highway 13, near Highway 1 or an industrial edge Truck access and road plans; visit at shift-change times and when you’d be sleeping
An older strata, or a new phased condo Depreciation report, insurance, planned work, and who is responsible for shared parkades and commercial components. Marketing amenities aren’t proof they’re finished

Renting in Aldergrove

What the rental market looks like

Rentals here come as individually rented houses and basement suites, strata townhouses and apartments, and dedicated rental buildings, with more under construction. The census shows what the stock looks like (about 24% of households rent) but not what’s available right now, and we don’t have a representative sample of current Aldergrove asking rents.

The closest solid benchmark is CMHC’s October 2025 survey, which covers purpose-built rental buildings in Langley City and the Township combined:

Unit Average rent, October 2025
Studio $1,354
One bedroom $1,765
Two bedrooms $2,203
Three or more bedrooms $2,216
All sizes $2,007

The combined vacancy rate was 3.0% across 4,065 surveyed units. These aren’t Aldergrove figures, and they leave out most basement suites and individually rented condos, so they’re a starting reference rather than a quote for a new tenancy.

Named buildings

  • Alderhaven, 27264 30 Avenue. Housing for people 55 and over run by Seniors Services Society, with income-related rent and pets permitted. Check current eligibility and how to apply through the society; we couldn’t confirm vacancies or waits.
  • Aldergrove Apartments (former Alder Inn site). 128 homes under construction at Fraser Highway and 272 Street, with 70% at market rent and 30% at least 20% below market for income-eligible households. “Below market” hasn’t been turned into published rents yet, and we haven’t found an application opening, a bedroom-by-bedroom schedule or pet and parking policies. Watch the Township’s and BC Housing’s project pages.

Parking, pets and getting around

Before you sign, ask which stall comes with the unit, whether it fits your vehicle, what is charged separately, and what the written pet terms say. A suite near the 503 loop and a rural rental have very different transport needs; see getting around for the real bus frequencies, and the parking section if you own an RV or trailer.

Questions people ask about Aldergrove

Is Aldergrove cheaper than the rest of Langley?
We can’t state a measured discount, because the Fraser Valley Real Estate Board publishes benchmarks for Langley as a whole, not for Aldergrove. Its September 2026 benchmarks were $1,471,100 for a detached home, $802,600 for a townhouse and $525,900 for an apartment, all down year over year. To compare a specific Aldergrove home, look up its assessed details and year built on BC Assessment and compare it with similar recent sales.
Is it cheaper to buy in Abbotsford than in Aldergrove?
Abbotsford’s September 2026 benchmarks were $1,087,000 (detached), $592,600 (townhouse) and $370,200 (apartment), roughly 26% to 30% below the Langley-wide figures. That is a city-versus-market comparison; it doesn’t prove that a particular Abbotsford house is cheaper than its Aldergrove equivalent.
How much is rent in Aldergrove?
We don’t have a reliable Aldergrove-only asking-rent figure. CMHC’s October 2025 survey of purpose-built rentals in Langley City and the Township combined averaged $1,354 for a studio, $1,765 for one bedroom, $2,203 for two bedrooms and $2,216 for three or more. Basement suites and individually rented condos aren’t in that survey.
Are new rental buildings being built in Aldergrove?
Yes. A 128-home rental building at the former Alder Inn site (27214 Fraser Highway and 2978 and 2992 272 Street) broke ground on 19 September 2025, with completion estimated for fall 2027. Seventy percent of the homes will be at market rent and 30% at least 20% below market for income-eligible households. Application details haven’t been published.
Can I rent with a pet in Aldergrove?
It depends building by building, and we couldn’t find a community-wide figure. Alderhaven, a 55+ income-related housing building at 27264 30 Avenue, lists pets as permitted. For any other rental, get the pet terms in writing and read the strata bylaws if it’s a condo.
Does Aldergrove have a flood risk?
Parts of it may. Bertrand Creek runs through the urban area, and the Township’s grants record lists January 2024 funding (a combined $1.15 million) for Bertrand Creek flood work and Mundy Creek slope work. Whether a given parcel is affected depends on its mapping, so check the Township’s GeoSource layers and ask Engineering before you buy near a creek.
What do I need to check before buying rural land near Aldergrove?
Start with whether the parcel is in the Agricultural Land Reserve, the zoning, and whether your intended use is allowed. Then confirm the well and septic arrangements, since an Aldergrove address does not guarantee municipal water or sewer. The ALC’s map and the Township’s Private Well Network page are good first stops.
How much is property tax in Aldergrove?
The Township’s 2026 residential rate is $3.61686 per $1,000 of assessed value, so a $1,000,000 assessment works out to $3,616.86 in rate-based tax before grants, utility charges and any property-specific charges. That’s a calculation, not a typical Aldergrove bill.
