Downtown Aldergrove: What's There Now and What's Being Built

Downtown Aldergrove is Fraser Highway and 272 Street, where older storefronts, the bus connection and the community centre sit close together and three redevelopment projects are underway.

Stand at Fraser Highway and 272 Street and you can see most of what makes Aldergrove tick: older storefronts, the bus stop where TransLink and BC Transit routes meet, the community centre a short walk west, and, on at least two corners, construction fencing.

This is the part of Aldergrove to look at first if you’d like to run errands on foot. It’s also the part that will look different in 2028 than it does today.

Where the town centre actually is

The Township’s formal name is the Aldergrove Core Area: roughly 270 Street on the west, 29 Avenue on the south, and Bertrand Creek on the north and east, about 32 hectares in all. Locals say “downtown,” and so do we.

One naming trap: Aldergrove Town Centre, capitalised, is a specific private development on the former mall site. It’s one project inside downtown, not a synonym for it.

What’s here now

Short walks from the main corner:

What Where Note
Aldergrove Credit Union Community Centre 27032 Fraser Highway Arena, pool, fitness, rooms; about a 5 minute walk from 272 and Fraser (our estimate)
Pearce Home Hardware 3147 272 Street Key cutting and lock services listed by the store
Aldergrove General Store 27271 Fraser Highway Independent shop: kitchen and household goods, gifts
The Hive Donut Hut 27253 Fraser Highway Local doughnut and café stop
Veronica’s Gourmet Perogies 2989 272 Street Family food business south of Fraser Highway
272 Medical 2941 272 Street Walk-in listing; ask whether it’s taking patients before you plan around it
Canada Post 2936 272 Street Plus a counter inside Shoppers Drug Mart in the west plaza
Alder Grove Heritage Society telephone museum 3190 271 Street In a 1910 building. See the museum page
Aldergrove Library 26770 29 Avenue South-west of the main corner

FreshCo (27566 Fraser Highway) is about a 10 minute walk east. Save-On-Foods and Shoppers are at the west end of the strip, 26310 Fraser Highway, nearly 2 km away on foot, which is why a house near one end isn’t automatically an easy walk to the other. The full list is on shops and services.

What’s being built

Three projects, each at a different stage. Treat them separately: they have different owners, different timelines and different rules.

1. Aldergrove Town Centre (private condos and shops), 3100 272 Street. A redevelopment of the former mall site. The contractor lists 260 condominiums in five buildings across two phases, with roughly 3,780 m² of commercial space, and gives an estimated completion of fall 2027. A building named Hart (158 homes) is described by its developer as coming soon, and earlier releases are shown as sold out. The project pages don’t agree with each other on the total (one refers to more than 400 homes and eight buildings), and one still showed an old “phase 3 coming 2025” line in October 2026. Sold out is not the same as built, so confirm the building, permit and occupancy status before you commit to anything.

2. The former Alder Inn: 128 rentals and a new library, 27214 Fraser Highway and 2978 and 2992 272 Street. A rental apartment building under the provincial BC Builds program, with commercial and community space. The Township issued the development permit on 7 April 2025 and held the groundbreaking on 19 September 2025. The contractor’s current estimate for completion is fall 2027. Of the 128 homes, 70% will be at market rent and 30% at least 20% below market for income-eligible households. The rents themselves and the application process haven’t been published yet. The details are on the housing page.

3. Aldergrove Gateway, 27030 Fraser Highway. The Township owns this site beside the community centre and has run public engagement on what to do with it. As of 30 October 2026 we found no approved building plan, construction start or opening date.

Behind all three sits the planning framework. The Township adopted its updated Official Community Plan on 1 December 2025, and the Aldergrove plan allows taller, denser buildings on some downtown designations. If a vacant or tired-looking lot beside the property you’re considering catches your eye, look up its designation and any active application on the Township’s development activity map before you assume what might replace it.

If you’re thinking of living downtown

  • Visit during construction hours and again in the evening. Check where trucks enter and where loading happens, and how far a particular unit sits from Fraser Highway.
  • “Creekside” is a marketing word. It doesn’t tell you there’s a public path along Bertrand Creek or a quiet exposure. Look at the actual route.
  • Housing here is a mix of older low-rise buildings and new mixed-use condos. Phases and commercial tenants need to be checked building by building.
  • Schools. Parkside Centennial or Shortreed Elementary depending on the exact address, then Betty Gilbert Middle and Aldergrove Community Secondary. Fraser Highway isn’t a guaranteed catchment line; use the school locator. See schools.
  • Buses meet here. TransLink 503 west and BC Transit 21 east both stop at 272 and Fraser. See getting around.

Questions people ask about Aldergrove Town Centre

Where is downtown Aldergrove?
At Fraser Highway and 272 Street. The Township’s Core Area plan covers about 32 hectares, with 270 Street as the west edge, 29 Avenue as the south edge and Bertrand Creek on the north and east. The edges are irregular, so check the adopted map for a specific property.
Is Aldergrove Town Centre the same as downtown Aldergrove?
No. “Aldergrove Town Centre” is also the name of one private condo and commercial development on the former mall site at 3100 272 Street. Names like Hart, Creekside, Vanetta, Jackman and Shortreed are that project’s building and release names, not separate neighbourhoods.
Is a new Aldergrove library being built?
A new library is planned as part of the 128-home rental project on the former Alder Inn site at Fraser Highway and 272 Street, with completion estimated for fall 2027. Until it opens, the Aldergrove Library at 26770 29 Avenue (604-856-6415) is the branch to use.
Is downtown Aldergrove walkable?
For errands, yes within a few blocks of Fraser Highway and 272 Street. By our estimate from the street grid it is about a 5-minute walk from that corner to the community centre and about 10 minutes to FreshCo; Save-On-Foods is at the far west end, nearly 2 km away. Signals, detours and construction add time.
Is there a farmers' market in downtown Aldergrove?
We found a one-day Aldergrove Community Market on 12 July 2026, 10:00 to 15:00, at 3147 272 Street, but no weekly year-round market. Check the organisers’ next announcement before you plan around one.
How tall can buildings be downtown?
The Township’s Aldergrove Core Area plan allows higher density on some sites, up to 16 storeys in specified designations. That is a ceiling for particular designations, not an approval for a neighbouring lot, so look up the designation and any active application for the address you care about.
