Buying or Renting in Walnut Grove: Older Homes, Prices and What to Check

Walnut Grove is mostly detached houses and townhouses from the 1980s and 1990s, so the big question for buyers is what has been renewed and what hasn't; renters have fewer options and need to search building by building.

Search for a home in Walnut Grove and you will mostly find houses and townhouses built between the early 1980s and about 2000. That is the heart of the buying decision here. The streets and parks are mature and the lots are finished, but the roofs, windows, plumbing and strata common property in a 1990s building may be at the end of their first life. Renters have a thinner market and generally search one building or suite at a time.

Buying a home in Walnut Grove

What is for sale

The 2021 Census counted what people actually live in across the Walnut Grove area. It is a slightly wider area than the Township’s plan boundary, but it is the best consistent picture available.

Type of home Share of homes
Detached house 49.1%
Row house (townhouse) 21.3%
Semi-detached 5.4%
Apartment in a duplex 10.7%
Apartment, under five storeys 9.1%
Apartment, five storeys or more 2.8%

Two-thirds of those homes, 66.8%, were built from 1981 to 2000. Another 16.5% date from 2001 to 2010, and only 6.8% from 2011 to 2021. Compare that with Willoughby’s new neighbourhoods across the highway: our Willoughby guide covers that market.

What do homes cost?

We could not find Walnut Grove-only sold-price ranges from an official source. The closest current figure is the Fraser Valley Real Estate Board’s Langley market area, which combines Langley City and the Township. “Benchmark” is a modelled typical home; “median” is the middle sale that month.

Home type Sept 2026 benchmark Sept 2026 median sale Benchmark vs. Sept 2025
Detached $1,471,100 $1,345,000 -6.7%
Townhouse $802,600 $795,000 -4.4%
Apartment $525,900 $480,000 -9.2%

These are Langley-wide numbers, not a statement about any one Walnut Grove street. Look up the property’s own record on BC Assessment and compare recent sales of genuinely similar homes nearby.

Property tax example. The Township’s 2026 residential rate is $3.61686 per $1,000 of assessed value. On a $1.5 million assessment that is $5,425.29 before the home owner grant and before separate utility charges. See our property tax and utilities guide for the rest of the bill.

What to check in an older Walnut Grove home

A 1990s home is not a problem in itself, and we found no sign that all local houses share one defect. The job is to find out which parts are original.

Situation What to ask for or check
Detached house, 1980s-1990s Which of the roof, windows, cladding, plumbing, heating and drainage are original? Ask for dates, permits and invoices for replacements, and have an inspector identify the materials actually in the house.
Townhouse or apartment strata of the same era The current depreciation report, contingency fund balance, recent minutes, insurance and any approved levies. A fresh kitchen inside the unit tells you nothing about the roof or building envelope.
Strata with five or more lots BC rules now call for a depreciation report every five years; Metro Vancouver stratas without a qualifying recent report faced a July 1, 2026 deadline. Do not rely on an older document that says owners can vote each year to skip it.
North of 96 Avenue, or beside a creek or ravine Flood-prone mapping, environmental development permit areas, creek setbacks, drainage history and any geotechnical conditions on that exact parcel.
Larger or northern lots, or land near the Redwoods edge ALR boundaries next door, and whether the lot has sewer or a septic system and well. Neither is the same across the neighbourhood.
Near Highway 1, 200 or 216 Street, industrial land or the rail line Visit at commuter hours and during business hours. The Northwest Langley plan specifically addresses rail noise and vibration at affected sites.
Suite income is part of the budget Confirm the approved use and permits with the Township. “Suite potential” in a listing is not an authorization.

The Township’s development potential tool shows zoning, the community-plan designation and the development-application map for any parcel. Check all three to answer “what could be built next door?”. A designation is not a building permit, and an active application does not mean construction has started.

BC Housing’s maintenance guide is a useful checklist for what ages out of a home and when.

Complexes you’ll see named in listings

Many Walnut Grove townhouse and condo buildings go by names. These are individual developments, not Township neighbourhoods, and their address anchors help you place them. Most were built between about 1990 and 2010; look up each unit’s year built on BC Assessment and read its strata documents.

Applications change quickly, so treat these as examples of what’s in the Township’s files as of October 30, 2026, not as approvals.

  • 21588 96 Avenue (DP101402): 12 townhouses with a community plan amendment and rezoning. Applied April 2023, public hearing January 2025, report back May 2025, still active.
  • 20409 89A Avenue (DP101532): a duplex with basement suites on an existing lot, applied June 5, 2026.
  • 20538 88A Avenue (SA101418): a two-lot subdivision, applied August 27, 2026, under review since October 1.

Our guide on following development applications explains how to read these files.

Renting in Walnut Grove

About 10% of Walnut Grove households rent, roughly 1,050 households in 2021. That is a small share in a place dominated by owner-occupied houses and townhouses. Rentals here can be basement suites, privately rented condos and townhouses, or whole houses, and those come and go too quickly for us to list. The Langley-wide picture is in our renting in Langley guide.

A named rental community

Village at Thunderbird, 20159 88 Avenue, on the western side near the Thunderbird shopping centre, is a rental community with a public website. These are advertised starting rents on October 30, 2026, not leases signed:

Unit Starting rent per month Availability shown
One bedroom plus den $2,150 November 2026
Two bedrooms $2,395 Available now
Three bedrooms $2,795 Available now

The building advertises itself as pet friendly, with garage parking, storage lockers and laundry. Pet limits, parking charges and the total after utilities and storage are not published, so ask for them in writing before you compare it with another place. This is one building, not a neighbourhood average.

Langley-wide rent figures

CMHC’s survey zone is “Langley City and Langley DM”, which covers both municipalities. These are October 2025 average rents for private rental apartments, and they include long-standing tenancies, so they run lower than what a newcomer typically sees advertised.

Unit type Average rent, Oct 2025
Bachelor $1,354
One bedroom $1,765
Two bedrooms $2,211
Three or more bedrooms $2,810
All apartments $2,014

The zone’s apartment vacancy rate was 3.0% in October 2025, up from 2.3% a year earlier. CMHC also found vacant one-bedroom units averaged about $1,934 against $1,759 for occupied ones, and two-bedrooms about $2,490 against $2,204. That gap is the difference between an existing tenancy and a new one.

Parking, pets and buses

  • Parking. “Street parking nearby” is not a reserved stall. The Township has no residential permit program, and street spots are first-come with a 72-hour limit. Ask for the assigned stall, visitor parking and any storage in writing.
  • Pets. Strata bylaws can limit pets even in a rented unit. Ask the landlord for the bylaw, not just a verbal yes.
  • Buses. In central and eastern Walnut Grove you depend on the 562, which is hourly on Sundays and late evenings. Western rentals can reach the 501, 595 and Carvolth Exchange. See getting around.

New rental supply

We could not confirm a new purpose-built rental building in the Walnut Grove core. A development at 20239 and 20264 84 Avenue, with 220 rental homes and 20 townhomes according to the developer, is marketed using the Walnut Grove name, but those addresses are south of Highway 1 in the Willoughby and Carvolth area. Its approval status was not something we could confirm.

Questions people ask about Walnut Grove

How old are the homes in Walnut Grove?
In the 2021 Census, 26% of homes were built from 1981 to 1990 and 41% from 1991 to 2000, so 67% are now between about 25 and 45 years old. Another 16.5% date from 2001 to 2010 and 6.8% from 2011 to 2021. That tells you the era, not the condition: ask for dates and invoices on the roof, windows, plumbing and heating of any house you’re considering.
How much does a house cost in Walnut Grove?
The Fraser Valley Real Estate Board does not publish a Walnut Grove-only figure we could verify. For all of Langley (City and Township), the September 2026 benchmark was $1,471,100 for a detached home, $802,600 for a townhouse and $525,900 for an apartment, down 6.7%, 4.4% and 9.2% from a year earlier. Use recent comparable sales for the street you are interested in.
What are property taxes in Walnut Grove?
The Township’s 2026 residential rate is $3.61686 per $1,000 of assessed value. On a $1.5 million assessment that works out to $5,425.29 before the home owner grant and separate utility charges. Assessed value and purchase price can differ, so look up the actual assessment on BC Assessment.
Do Walnut Grove strata buildings need depreciation reports?
Stratas with five or more lots must have a depreciation report on a five-year cycle under current BC rules, and Metro Vancouver stratas without a qualifying recent report faced a July 1, 2026 deadline. Ask for the current report, contingency fund balance, recent minutes and any approved levies before you buy.
What does it cost to rent in Walnut Grove?
There is no neighbourhood-wide asking-rent figure we can stand behind. One named rental community, Village at Thunderbird, advertised starting rents of $2,150 for a one-bedroom plus den, $2,395 for two bedrooms and $2,795 for three bedrooms on October 30, 2026. CMHC’s October 2025 average rent across Langley City and Township apartments was $1,765 for a one-bedroom and $2,211 for two.
Can I keep an RV or boat in a Walnut Grove driveway?
Front-driveway RV parking is allowed on applicable residential lots from April 1 to September 30, with 1.6 m of clearance from the sidewalk or pavement edge. On the street, an RV or trailer is limited to 48 hours total in a calendar year. Check your lot’s zoning and space before buying with RV storage in mind.
Is there a new rental building going up in Walnut Grove?
We could not confirm a new purpose-built rental building in the core of Walnut Grove. A development at 20239 and 20264 84 Avenue, with 220 rental homes and 20 townhomes, is marketed under the Walnut Grove name but sits south of Highway 1 in the Willoughby and Carvolth area.
