Buying or Renting in Fort Langley: What the Homes Are, What They Cost and What to Check

Fort Langley has no single price list, but it does have a short list of checks (heritage, flood, sewer, ALR, rail) that matter more here than in most Langley communities.

Start with an honest limit: nobody publishes a clean, current price list for Fort Langley alone. The numbers below are the best official ones we found, and each says whether it covers the village or all of Langley. What Fort Langley does have is a short list of address-level checks (heritage status, flood mapping, sewer or septic, ALR, the railway) that can matter more to your decision than the listing price. This page covers buying and renting. The overview of the village is on the Fort Langley page.

Buying a home in Fort Langley

What kinds of homes are there?

  • Established streets. Mostly detached houses, a mix of older homes and replacements, on the blocks west and east of Glover Road. We found no reliable decade for these streets as a whole, so ask for the building record of any older house instead of assuming a big lot means a heritage house.
  • Bedford Landing. Former mill land redeveloped from the late 2000s, listed by its architect as completed in 2012. It mixes detached, row-style and apartment homes. The Village at Bedford Landing, on Billy Brown Road, has 70 apartments and eight townhomes.
  • Village core. Small mixed-use buildings: Coulter Berry at 9220 Glover Road (nine residences, 2016) and Lily Terrace around Glover, Francis and Church (24 residences, 2018).
  • McBride Station. A townhouse development on a former campground site, designed with nods to the village’s historic buildings. We couldn’t confirm its unit count.
  • Rural edges. Acreage and larger lots toward Derby Reach, the Salmon River side and River Road. Forest Knolls, an acreage area south of the village, is on our rural Langley page.

What do homes cost?

These are Fraser Valley Real Estate Board benchmark estimates for the whole Langley market, released October 2026. They are not asking prices, and they are not valuations of Fort Langley homes.

Type September 2026 Change from August Change from September 2025
Detached $1,471,100 -0.6% -6.7%
Townhouse $802,600 -0.5% -4.4%
Apartment $525,900 -1.5% -9.2%

Don’t apply those percentage moves to a small sub-area or an acreage; a village street with a handful of sales a year can move differently. Our Langley-wide buying guide covers the provincial rules that apply anywhere in BC.

Property tax, worked example. The Township’s final 2026 residential rate is $3.61686 per $1,000 of assessed value. A home assessed at $1.5 million works out to 1,500 x $3.61686 = $5,425.29 in municipal tax, before any grant, utility fees or local-area charges. That is arithmetic, not a typical Fort Langley bill. Details are in property tax and utilities.

Checks to make before an offer

Check Why it matters in Fort Langley
Heritage status Check four things separately: the heritage register, any designation bylaw, the Heritage Conservation Area map and any heritage agreement. “Heritage style” is not a legal status. Register listing is recognition, not permanent protection; a designation bylaw can restrict demolition, relocation and some alterations. Heritage alteration permits for protected properties go to Township council, so get the determination before you commission plans.
Flood level and drainage Use Map 13 of the Official Community Plan and the Township’s GeoSource as a first screen, then ask for the property’s flood-construction requirements and any covenant. A dike or a raised building doesn’t prove a particular basement, garage or access road is safe.
Sewer or septic Don’t assume village proximity means sewer. The community plan describes substantial residential areas south of the railway as septic-served. Ask for written servicing confirmation.
Extra homes on the lot The Township’s small-scale multi-unit rules need municipal water and sewer, a lot inside the urban containment boundary, suitable lot size and zoning, and exclude heritage-designated properties. Don’t price a speculative fourplex into your offer.
ALR and rural use Search the parcel in the Agricultural Land Commission’s map finder, including partial ALR. A large lot doesn’t prove horses, a second dwelling or a business is allowed.
Trains and aircraft The line through the village is CN’s, and trains whistle at public crossings. Fort Langley Airport is a private airfield at 23945 River Road, east of the village. Visit at different times of day, windows open and shut.
What’s next door Search the Township’s development portal by address. If you’re on the 88 Avenue frontage, read the Township’s pathway and intersection project page too.
Strata health For any Bedford Landing, core or townhouse unit, read the depreciation report, minutes, insurance and deductible details and repair history. We found no defect common to every building, and we are not suggesting one.

What’s being proposed or built?

None of these are for sale through us, and an application isn’t an approval. Status as of October 30, 2026.

Project Where What the Township file shows
113-apartment mixed-use proposal 23155 96 Avenue Application November 3, 2025; still active. Seeks plan, density and height changes to allow four storeys and a two-lot mixed-use development. File DP101515.
Four-home infill 22991 88 Avenue A retained house plus a three-unit building. Application June 24, 2026; still active. File DP101538.
Glover Road commercial heritage alteration 9181, 9205 and 9215 Glover Road Retain and restore one commercial building and add two. Council issuance passed October 20, 2025; file still active. Commercial only. File DP101498.

Renting in Fort Langley

We couldn’t find a full inventory of purpose-built rental buildings in the village, a Fort Langley vacancy rate, or a confirmed new rental building with a known tenure. Rentals most likely turn up as basement and garden suites, strata units (check the strata’s rental rules) and whole houses or townhomes. A building existing doesn’t mean it has a unit to rent.

The closest reliable survey is CMHC’s Zone 23, which covers Langley City and the Township combined. These are average rents for surveyed private apartments in October 2025, the latest edition available as we write.

Unit Average rent Note
Studio $1,354 All surveyed units
One bedroom $1,765 Vacant units averaged $1,934
Two bedrooms $2,211 Vacant units averaged $2,490
Three bedrooms or more $2,810 Not a detached-house or acreage estimate

Vacancy in that zone was 3.0% in October 2025, up from 2.3% a year earlier. It tells you the Langley-wide mood, not how long a Fort Langley search will take.

Questions to ask about any rental here:

  • The exact civic address, so you can check the rail crossing, the flood map and the walk to the bus.
  • Pet terms in writing, and for a strata unit, the strata’s pet bylaw.
  • The specific parking stall or driveway space. The Township has no resident-only street permits, and street frontage isn’t reserved for a tenant or landlord. Near Glover and Mavis, signed time limits and event closures apply (see parking in Fort Langley).
  • For rural rentals: which water and sewage service the dwelling has, and whether the yard or driveway is included.
  • Utilities, storage and whether it is a suite or a whole dwelling.

Your rights as a tenant are the same as anywhere in BC. Start with the province’s residential tenancies pages and our renting in Langley guide, which covers deposits, rent increase limits and where to get free help.

Questions people ask about Fort Langley

What does a house cost in Fort Langley?
A village-only average isn’t published in a form we can verify. The Fraser Valley Real Estate Board’s September 2026 benchmark for all of Langley was $1,471,100 for a detached home, down 6.7% from September 2025. Acreage and heritage properties can sit well away from that number, so ask a professional for recent sales on the actual street.
Are Fort Langley homes protected as heritage?
Only some. A property can be on the heritage register, formally designated by bylaw, inside the mapped Heritage Conservation Area, or simply built in a heritage style. Only the first three carry rules, and a designation bylaw can restrict demolition, relocation and some alterations. Ask Township planning for the property’s status in writing before you plan work.
Is Fort Langley in a floodplain?
Parts of the village and the surrounding lowlands are in the Township’s mapped flood hazard area (Map 13 of the Official Community Plan). The map is a planning screen, not a guarantee for one house. Request the property’s flood-construction requirements and any covenants. See the Township’s flooding page.
Can I build a fourplex or add suites on a Fort Langley lot?
Maybe, but not automatically. The Township’s small-scale multi-unit housing rules require municipal water and sewer, a location inside the urban containment boundary, suitable lot size and zoning, and exclude heritage-designated properties. New form-and-character guidelines took effect April 27, 2026. Ask the Township to confirm the parcel’s eligibility before you pay for it.
How much is rent in Fort Langley?
No Fort Langley-only rent series exists that we can verify. The CMHC survey for Langley City and the Township together averaged $1,765 for a one-bedroom and $2,211 for a two-bedroom in October 2025, with vacancy at 3.0%. Rents for houses, suites and newer units can differ a lot from those averages.
Does every Fort Langley home have city sewer?
No. The community plan describes substantial residential areas south of the railway as septic-served, while the northern and commercial lands are serviced. Get written servicing confirmation and records for the actual lot, even on a village street.
What are the property taxes in Fort Langley?
Fort Langley is in the Township, so the 2026 residential rate is $3.61686 per $1,000 of assessed value. A home assessed at $1.5 million would owe about $5,425 in municipal tax before grants, utilities and other charges. That is a calculation, not an average bill. See property tax and utilities.
