Five Corners and Lower Murrayville: A Walk Around the Old Crossroads

Five Corners is the old crossroads at 216 Street, 48 Avenue and Old Yale Road, where Murrayville began. It has a 1928 hall, two cafés and a mapped heritage area, with the hospital and main shops about a kilometre east.

Stand where 216 Street, 48 Avenue and Old Yale Road meet and you’re at the spot where Murrayville started. Five Corners (first called Murray’s Corner) is smaller and quieter than the hospital area a kilometre east, and a lot of what’s here is old. If you’re considering a home within a couple of blocks, you’re choosing a village with heritage rules over a shopping precinct.

A walk of about ten minutes

Park near the crossroads and go on foot. You can see most of the village from the sidewalks.

  1. Porter’s Bistro, 21611 48 Avenue, in the historic general-store building. The old photograph at the top of this page shows the store in its early days. See our Paul Murray page for how the corner got its name.
  2. Tracycakes Bakery Cafe, 21594 48 Avenue, across the road.
  3. Murrayville Community Memorial Hall, 21667 48 Avenue. It dates from 1928, is run by its hall association and takes bookings.
  4. The Sharon Chapel site at 21562 Old Yale Road, now part of the United Churches of Langley. Canada’s Historic Places register records the original Sharon church as built in 1889 and dedicated in 1890.
  5. The 1928 pump house, a heritage-designated building with a concrete trough at the tip of the triangle where Old Yale Road meets 48 Avenue, and the heritage street on 216A Street.

Most of the old buildings are private or in use, so look from the public sidewalk. Our Langley heritage sites guide has more, and the Murrayville Cemetery (opened 1891, 21405 44 Avenue) is a short drive southwest. Please read its page for the visiting etiquette.

What counts as “protected” here

The Murrayville Heritage Conservation Area is a mapped, parcel-by-parcel boundary along Old Yale Road and around Five Corners and 48 Avenue, not the whole community. The Township separates a building being on a heritage register from being legally protected, so you can’t tell from looks or location alone. Before you plan a demolition, addition or exterior change, find the parcel on the Community Plan’s heritage map and then call Community Development (604-533-6152). If a protected building is involved, ask about its maintenance standards (weatherproofing, structure, pests and keeping it in use) and any assistance available.

Homes around the crossroads

This pocket mixes eras and types rather than being one subdivision. The former Murrayville school at 21812 48 Avenue was redeveloped as six heritage-building homes plus 48 townhouses. Ten detached homes (Legado) went in at 44 Avenue and 215B Street, and the Township’s list currently shows two live files nearby: a two-lot heritage-alteration proposal at 21425 Old Yale Road (filed October 13, 2026) and a heritage-related amendment at 21485 and 21493 48 Avenue (filed December 15, 2025). Neither is an approval. See Murrayville housing for the full list and what to check.

Names you’ll hear in the streets nearby, like Macklin Corners (around 215B Street and 46A to 48 Avenue) and Southridge Crescent, are local usage and don’t have official boundaries. Look at the exact address.

Everyday life from here

  • Errands. Cafés are on the doorstep, but the IGA, pharmacy, library and pool are about a kilometre east. Our shops and services page has them.
  • Schools. James Hill Elementary is the core pathway. Murrayville Academy (21488 Old Yale Road) is an independent K-7 school on this stretch. See schools.
  • Parks. Porter Park (49A Avenue at 215 Street) has a playground and trails, and the Township lists a small green space at 21560 48 Avenue under two names (Macklin Corner Parkette and Five Corners).
  • Old Yale Road. The path, sidewalks and traffic calming west of 216 Street were finished in May 2026.
  • Buses. The 560 serves Old Yale Road and 48 Avenue roughly hourly, and the 503 runs on Fraser Highway. See getting around.
  • The airport. Langley Regional Airport is on 216 Street at about 54 Avenue, roughly a kilometre north. Visit at different times of day, as flight activity varies.

Questions people ask about Five Corners

What is Five Corners in Murrayville?
It’s the historic crossroads at 216 Street, 48 Avenue and Old Yale Road, first known as Murray’s Corner. The Murray family settled here in the 1870s, and the community took the name Murrayville when the post office was renamed in 1911.
Is Lower Murrayville an official neighbourhood?
No. It’s an everyday name that usually points toward the old village. The official things here are Murrayville as a community-plan area and the Murrayville Heritage Conservation Area, whose boundary is on the Township’s Community Plan maps.
Can I renovate a house near Five Corners?
It depends on the parcel. Some are inside the heritage conservation area or are individually protected, and the Township treats being on the heritage register and being legally protected as different things. Check the property’s status, and call Community Development at 604-533-6152 before planning exterior changes.
Where's the nearest grocery store to Five Corners?
The IGA is at 102-22259 48 Avenue, roughly a kilometre east. Five Corners itself has cafés: Porter’s Bistro (21611 48 Avenue) and Tracycakes Bakery Cafe (21594 48 Avenue).
Which school serves homes near Five Corners?
James Hill Elementary (22144 Old Yale Road) is the core neighbourhood elementary, with H.D. Stafford Middle and Langley Secondary after it. Murrayville Academy (21488 Old Yale Road) is an independent K-7 school. Always check the exact address in the school district’s locator.
What changed on Old Yale Road recently?
The Township’s May 2026 update says roadwork west of 216 Street to the municipal boundary was complete, with minor plaza work still under way. The project added a multi-use path, sidewalks, traffic calming and utilities.
