Buying or Renting in Murrayville: Buildings, Rents and What to Check First

There is no official Murrayville-only price table, so this page gives what is solid: two named rental buildings with dated asking rents, the 2026 Township tax rate, recent developments and the checks that matter at a Murrayville address.

Nobody publishes a clean “average price in Murrayville” number, so we won’t pretend to. What we can stand behind is how the housing is arranged, what two rental buildings charge today, what the Township’s 2026 tax rate does to a bill, and the checks that matter at a Murrayville address.

Buying a home in Murrayville

What you’ll find

Murrayville isn’t one housing type. Detached homes sit on established streets around the old village and south of the civic core. Heritage buildings cluster around Five Corners. Townhouses and apartments are concentrated near the hospital and Fraser Highway, and the semi-rural fringe along 44 Avenue, the east side and the north has bigger lots.

Prices

We couldn’t find an official, Murrayville-only table of sold prices by home type, so we’re leaving numbers out rather than borrowing from a different geography. Two official places to start:

  • FVREB’s monthly statistics are for Langley as a whole, which includes Willoughby, Walnut Grove and Brookswood as well as Murrayville. Use them for direction, not for the price of a particular home.
  • BC Assessment shows the assessed value of any individual property. Look up several on the street you like.

Property tax

The Township’s published 2026 residential total rate is $3.61686 per $1,000 of assessed value. As arithmetic, that is $3,616.86 on $1 million and $5,425.29 on $1.5 million, before the home owner grant and separate charges such as utilities. Those are illustrations from the rate, not typical Murrayville bills; your tax notice depends on your actual assessment. Dates and payment options are in our property tax dates guide, and the Langley-wide property tax and utilities guide covers the rest.

An application is not an approval, and none of the active files has a confirmed construction date. Search the file number in the Township’s Prospero application search for the latest. Our guide on how to follow development applications shows how.

Checks that matter here

  • Heritage. Look up whether the parcel is inside the Murrayville Heritage Conservation Area or individually protected before you plan an addition or demolition. For a protected building, ask Community Development (604-533-6152) about maintenance standards and any assistance.
  • What can be built next door. Check the zoning and live applications. The Township updated its small-scale multi-unit permit rules for April 27, 2026, so a street of single homes doesn’t guarantee it stays that way.
  • The airport. Langley Regional Airport is certified for day and night visual flying. We found no published noise map or blanket night curfew, so visit at different times of day.
  • Creeks and drainage. The Township warns that its watercourse maps aren’t comprehensive. Ask for site-specific advice if a creek is near.
  • Semi-rural edges. Confirm ALR status, permitted uses, and whether the lot has municipal water and sewer or a well and septic.
  • Strata. Read the depreciation report, minutes, insurance and roof or envelope history, as you would anywhere.
  • Suites and parking. Confirm the approved use of any suite, and the Township’s parking rules.

Hospital streets. Some streets near Langley Memorial Hospital have two-hour limits and the Township has no general residential permit scheme. If you'd rely on the street, check the signs in person. Your own stall matters more than the building's distance to the hospital.

Renting in Murrayville

Two purpose-built rental buildings are well documented, and both are near the hospital and the 48 Avenue shopping cluster.

Lexington Court (4871 221 Street)

Asking rents checked on October 30, 2026 on the building’s own page:

Unit Rent from (per month) Availability shown
Studio $1,660 Notify-me list
One bedroom $1,995 November 1, 2026
One bedroom plus den $2,045 November 1, 2026
Two bedrooms $2,480 January 1, 2027
Two bedrooms plus den $2,850 Notify-me list

Those are one building’s asking rents, not a neighbourhood average. The building advertises underground parking and accepts cats and small dogs under 15 lb (about 6.8 kg).

Solaro (22304 50 Avenue)

Solaro has 98 rental homes in two four-storey buildings, completed and operating. It lists one-bedroom, one-bedroom plus den, two-bedroom and two-bedroom plus den layouts, and advertises pet-friendly homes, underground and visitor parking, bicycle storage and EV charging. We don’t have a dated rent list for it, so ask for current rents directly.

Vacancy, new supply and gaps

We found no Murrayville-specific vacancy rate. For scale only, CMHC’s October 2025 survey for the whole Vancouver region showed a 3.7% purpose-built vacancy rate, an average two-bedroom rent of $2,363, and a two-bedroom rent of $2,696 on turnover. That is a much bigger area, so don’t use it to guess at a Murrayville lease. We also don’t have reliable numbers for basement suites, rented townhouses or individually owned condos here, and we found no other purpose-built rental building under construction.

Before signing anywhere, get the parking charge, utilities, incentives and pet terms for your unit in writing. Tenant rights and dispute steps are on the provincial Residential Tenancy Branch site, and our renting in Langley guide covers the basics.

Questions people ask about Murrayville

How much does a house cost in Murrayville?
We couldn’t find an official Murrayville-only sold-price table, and we won’t invent one. FVREB publishes monthly Langley-wide statistics, and BC Assessment shows the assessed value of any individual property. Compare recent sales on the same street and type of home before you set a budget.
What are the property taxes in Murrayville?
The Township’s 2026 residential total rate is $3.61686 per $1,000 of assessed value. That works out to $3,616.86 on a $1 million assessment and $5,425.29 on $1.5 million, before the home owner grant and separate utility charges. These are illustrations, not typical bills.
What does a one-bedroom rent for in Murrayville?
Lexington Court advertised one-bedroom units from $1,995 a month on October 30, 2026, with a one-bedroom plus den from $2,045. That is one building’s asking price, not a neighbourhood average, and parking, utilities and incentives should be confirmed for the unit you are offered.
Are there pet-friendly apartments in Murrayville?
Both Lexington Court and Solaro advertise accepting pets. Lexington Court says cats and small dogs under 15 lb (about 6.8 kg). Ask for the current pet terms in writing for the specific unit.
Is there new rental housing in Murrayville?
Solaro, with 98 rental homes at 22304 50 Avenue, is finished. We didn’t find another purpose-built rental building under construction here as of October 2026. Check the Township’s development application search for new files.
Do I need to worry about the airport when buying?
It depends on the street. The airport is certified for day and night visual flying, and we found no published residential noise map or night curfew. Visit the property at different times and ask the airport office (604-534-7330, [email protected]) about flight paths.
Can I renovate a heritage home in Murrayville?
Parcels in the Murrayville Heritage Conservation Area and individually protected buildings can need heritage approval for changes. Check the Township’s map and call Community Development at 604-533-6152 before planning an addition or demolition.
Are homes on the edge of Murrayville on farmland?
Some edge parcels are in the Agricultural Land Reserve or have well or septic systems. A Murrayville mailing address doesn’t tell you. Check the property on the Agricultural Land Commission’s map and with Township records.
