Nobody publishes a Willowbrook-only price list, and anyone who quotes you one is guessing. What you can do is stack up three solid sources: the regional benchmark prices, CMHC’s rent survey and the actual buildings. We’ve done that below, and flagged where a number covers more ground than Willowbrook.
Buying a home in Willowbrook
What there is to buy, and where
| Area | What’s there | Age and context |
|---|---|---|
| Langley Meadows (Township) | Established houses and townhomes | A subdivision in the Township’s 1991 plan; the school opened in 1983. Houses vary in age |
| East of 200 Street, 64 to 68 Ave (Township) | Condos, townhomes, commercial space | Township Commons, 20487 65 Avenue, is a documented example: 120 condos and 91 townhomes, completed September 2021 |
| South of the Bypass, 53 to 56 Ave (City) | Mostly apartment rentals and residential zoning | Rental buildings aren’t units you can buy individually |
| Mall and station frontage | Proposals, mostly | No inventory of finished homes right beside the mall. Two tower applications exist (below) |
We found no representative acreage market inside the Willowbrook area. A listing that says “near Willowbrook” on acreage needs its actual community, ALR status and servicing checked.
What do homes cost?
These are Fraser Valley Real Estate Board-wide benchmarks for September 2026, as displayed by CREA. The board covers much of the Fraser Valley, so treat them as direction, not a Willowbrook valuation.
| Type | Benchmark, Sept 2026 | Change since Sept 2025 |
|---|---|---|
| Detached house | $1,300,000 | down 8.8% |
| Townhouse | $745,300 | down 6.2% |
| Apartment condo | $461,800 | down 9.3% |
Our Langley buying guide covers the purchase process. For a specific property, BC Assessment records and a dated comparison of recent sales on the same street do the job.
Property tax, for scale. On an imaginary $600,000 taxable assessment, the 2026 residential rates give $2,524.02 in the City of Langley (4.2067 per $1,000) and $2,170.12 in the Township (3.61686 per $1,000). That’s the general levy only, before grants, utilities and special charges, and $600,000 is an example, not a typical Willowbrook value.
Developments and proposals
| Project | Type and size | Status (checked Oct 2026) |
|---|---|---|
| Township Commons, 20487 65 Ave | 211 homes: 120 condos, 91 townhomes, plus commercial space | Completed September 2021 |
| 19677 Willowbrook Drive (file RO100272) | Application for three towers of 40, 34 and 28 storeys on a six-storey podium | Applied August 2023 and still active in the Township’s tracker. Approval, start and finish dates not shown |
| 19653 and 19665 Willowbrook Drive (file RO100265) | Application for four towers of 40 to 44 storeys on a six-storey podium | Same: an application, not an approved build |
| Capstone, 20230 56 Ave (City) | 213 purpose-built rental homes | Operating; building page advertised homes for October 2026 move-in |
Seven proposed towers across two sites is an eye-catching number, but it’s not seven approved towers. These are information, not sales listings, and we haven’t given anyone’s sales contacts. To follow a file, use the Township’s development application search and our guide to following development applications.
What the station-area rules actually say
The Township designated a Willowbrook transit-oriented area on 2 May 2025, and the City’s new zoning bylaw (No. 3300, adopted 9 March 2026) has matching station-area provisions. Under the provincial framework, the municipality has to allow at least these heights and densities for eligible residential development near the station:
| Distance from the station point | Minimum height allowed | Minimum floor-area ratio |
|---|---|---|
| Up to 200 m | 20 storeys | 5.0 |
| 200 to 400 m | 12 storeys | 4.0 |
| 400 to 800 m | 8 storeys | 3.0 |
Read those as minimums the rules must allow, not buildings that will be built. Both municipalities keep airport height limits in place, and the Township’s own Willowbrook plan update has been paused since an October 2024 decision to seek changes to airport regulations first. Use the legal maps for your parcel, because 800 m on a circle isn’t 800 m of walking.
If you're paying more for a unit because "the SkyTrain is coming", ask three things: which municipality the parcel is in, the status of any nearby application, and whether the airport height limit applies. A transit-oriented designation changes what's allowed. It doesn't guarantee that anything gets built.
Checks before you buy at a specific address
- Plans on both sides of the line. A 1991 Willowbrook map or an old Routley-area brochure isn’t enough. The Township adopted a new Official Community Plan in December 2025 and replaced several Willoughby plans on 15 June 2026, and existing applications may still use the old ones until June 2028.
- Water. For City homes near the Nicomekl and Brydon side, check the floodplain bylaw map. In the Township, check streams and setbacks (there has been creek work around 64 Avenue and 201 Street). Being near a creek doesn’t mean a unit floods, and being away from one doesn’t mean it can’t.
- Road frontage and future works. Ask planning or engineering about dedications, setbacks and active applications on the parcel. The Willowbrook Connector widening finished in July 2026, and SkyTrain work is active around 196 Street.
- Strata paperwork. For resales, read the depreciation report, engineer’s reports, minutes, insurance deductible and planned work. We found no evidence of a common defect across Willowbrook’s buildings, so don’t assume one, and don’t skip the documents.
- Suites and servicing. Confirm any secondary suite is legal and that the parcel has municipal water and sewer, using the City’s zoning bylaw or the Township’s parcel and permit records.
- Noise. Visit the unit’s balcony and bedroom at rush hour. Homes facing 200 Street, 64 Avenue, Fraser Highway, the Bypass or the rail corridor near the Bypass are the ones to listen at.
Renting in Willowbrook
Buildings we can name
| Building | Location | What the building’s own page says |
|---|---|---|
| The Lincoln | 5335 200A Street (City) | One-bedroom, one-bedroom plus den, two-bedroom and two-bedroom plus den homes; pet-friendly |
| Capstone | 20230 56 Avenue (City) | 213 rental homes, studios to two bedrooms; pet-friendly; advertising October 2026 move-ins. Its page refers to the Langley City Centre SkyTrain station, not Willowbrook’s |
Both sit south of the mall, in a different school catchment and on a different walk from the shopping core. Condos and secondary suites on the Township side are rented too, but we can’t tell you how many, whether each suite is legal, or what they ask. For those, ask the landlord for the strata bylaws and the suite’s permit status.
What do rents run?
CMHC’s most local table combines Langley City and Township. These are October 2025 averages across purpose-built rentals, not this month’s ads and not Willowbrook-only:
| Unit size | Average monthly rent |
|---|---|
| Studio | $1,354 |
| One bedroom | $1,765 |
| Two bedrooms | $2,203 |
| Three or more bedrooms | $2,216 |
| All sizes | $2,007 |
The same survey found 3.0% vacancy across the broader Langley area against 3.7% for Metro Vancouver, from a sample of 4,065 units with a median rent of $2,000. Don’t read the three-bedroom figure as an asking rent for a new townhome.
Parking, pets and what to put in writing
Before you sign near the mall or station, get four things in the lease: the parking stall and its monthly charge, a visitor parking arrangement, storage, and the pet rules (species, size, number). “Pet-friendly” on a building page is a starting point, not a term of your tenancy. The Township’s station-area zone removes conventional residential parking minimums, which says nothing about whether the particular building has a stall for you. We didn’t find a confirmed list of new purpose-built rentals under construction in the immediate Willowbrook core, so don’t plan on one.
