Pros and Cons of Living Near Willowbrook, Langley

Willowbrook's strengths are convenience and transit. Its challenges are construction, parking, school capacity and a lot of plans that haven't been approved yet.

Here’s where Willowbrook lands for us. If you like having everything close and a bus at the corner, it’s hard to beat in Langley, and a SkyTrain station is on the way. If you want quiet, easy parking and a settled street with no big changes planned, you’ll need to choose your pocket carefully, because this district is in the middle of a long transition. Below: what works, what doesn’t, who it affects, what’s being done and where to say your piece.

What works

  • Errands are short. Two grocery anchors, Costco, Walmart, London Drugs, a Home Depot and an urgent and primary care centre sit within a few kilometres, many along 64 and 66 Avenue and Willowbrook Drive. See shops and services.
  • Buses run often along the main roads. The 503 comes every 6 to 12 minutes at weekday peak, the 502 about every 15, and several routes connect to Langley Centre, Surrey Central and King George Station. Details in getting around.
  • Rail is coming. Willowbrook Station at 196 Street and Fraser Highway has a late 2029 target and a bus exchange.
  • A real neighbourhood within reach. Langley Meadows has its own school, three parks and a trail.
  • Sidewalks and bike lanes on the Connector. The 64 to 76 Avenue Willowbrook Connector upgrade finished in July 2026.
  • Different budgets. Township condos and townhomes, City rental buildings and established houses all sit within a short distance. See buying and renting.

What’s harder, and what’s being done

These are the real challenges. The “who” column is our judgement of who’s most affected, not a statistic.

The challenge Who feels it most What’s happening Where to raise it
Construction around the station. The mall’s 22 October 2026 notice describes continuing foundation and concrete work and changing access Anyone walking to buses, living or working near 196 St and Fraser Hwy Station construction is active, with passenger service targeted for late 2029. Notices change often The SkyTrain project’s contact channel; municipal reports for unsafe sidewalks
Close doesn’t mean comfortable on foot. No sidewalk or crossing audit exists for the area, and homes and shops sit on opposite sides of major roads People with mobility limits, parents with strollers, car-free households The Connector works are done. The Township’s mobility strategy was still in a 2026 consultation Township Report a Problem or the City contact page, naming the crossing and direction
School space is tight. SD35’s October 2026 update says nearly all Willoughby Slope schools are at capacity, and address-by-address assignment can be unclear near the City line Families in Langley Meadows, the 64 to 68 Avenue pocket and boundary addresses Nicomekl and Peter Ewart additions opened in September 2025. R.E. Mountain’s 300 seats are expected late 2028. September 2027 information is published SD35 School Locator, district office 604-534-7891, the school principal
Parking needs checking unit by unit. Station-area rules no longer imply a conventional stall minimum, and street rules differ by municipality Two-car households, tradespeople, renters on separate parking contracts, anyone needing accessible parking Township parking strategy work continues after February 2026. No Willowbrook permit scheme found Municipal bylaw channels for the street; the lease or strata documents for private stalls
Redevelopment timing is uncertain. Tower applications, a transit-oriented designation and airport height limits are different stages Buyers paying a premium for a future station-area change; neighbours of proposed sites The Township’s Willowbrook plan update is still listed as paused, and no airport exemption has been confirmed. The City’s new zoning bylaw is in force Township planning and the development tracker, or City Development Services, using the file number
Cost information is broader than the neighbourhood. Rents and prices published cover both Langleys or the whole Fraser Valley Renters, first-time buyers Completed housing and active proposals are on our housing page Ask municipal planning about approved tenure; compare dated sources
Some bus links are infrequent. Residential loops (such as the 564) and southern City routes run about hourly Shift workers, teenagers, households far from a frequent stop SkyTrain is under construction. The Langley to Haney Place BRT concept still needs full funding TransLink’s feedback form (route, stop, direction, time)
Water and streams need parcel-level checks. The City’s floodplain map and the Township’s streamside rules apply to different parts Ground-floor buyers, owners planning additions, homes beside river or creek land We found no blanket Willowbrook flood issue, so check your own parcel City Development Services or Township development and environment staff
Some services are outside the hub. The hospital and the nearest indoor municipal pool are in Murrayville People with frequent hospital visits, swim programs or accessibility needs A local urgent care centre operates on 64 Avenue. No committed Willowbrook hospital or pool found Fraser Health for service questions; municipal channels for facility priorities

Three evidence gaps are worth naming. We couldn’t find Willowbrook-only crime figures, measured noise levels, or traffic queue studies. Rather than fill that with stereotypes, we’d point you to a site visit at the hours that matter to you (rush hour, evening, a Saturday), and to the Report a Problem page for what each municipality handles. The City’s property-crime maps cover its side only, and Metro Vancouver’s AirMap shows live regional air readings but can’t speak for the balcony beside an arterial.

What’s coming

Status as of 30 October 2026. A target date isn’t a promise and an application isn’t an approval. Our major projects list follows the big public builds, and this guide shows how to follow a development file.

Item Where it stands
Willowbrook SkyTrain station and bus exchange Under construction; official target late 2029
Township Willowbrook plan update Paused after an October 2024 decision to pursue airport regulation changes
City station-area zoning Bylaw 3300 in force since 9 March 2026, with airport height limits retained
Township transit-oriented area Designated 2 May 2025
Willowbrook Drive tower applications Two files from August 2023 still active; approvals not shown
Replacement Willoughby plans Adopted 15 June 2026; some existing applications can use the old plans until 15 June 2028
R.E. Mountain addition (300 seats) Construction expected from summer 2027, completion late 2028
Emery Dosdall Secondary and a new middle school September 2027 transitions; Langley Meadows stays with Peter Ewart and R.E. Mountain in district information
Langley to Haney Place BRT Concept approved May 2026; full funding still needed. Design figures: 22 km, 13 stations, 10-minute peak service

So who is it for?

Willowbrook tends to suit people who run lots of errands and want them close, transit users along Fraser Highway and 200 Street, buyers who like condos and townhomes near services, and families after a settled pocket like Langley Meadows. It’s a tougher fit if you want a quiet frontage, rely on an hourly bus loop, or need guaranteed parking for two cars, a boat or an RV.

Before you commit, do these four things

  1. Walk the school and shopping routes with whoever will use them.
  2. Inspect the actual parking stall and the bike room.
  3. Stand on the balcony and in the bedroom during rush hour.
  4. Check the station-area detour on the day you visit.

Questions people ask about Willowbrook

What are the downsides of living near Willowbrook?
Construction around 196 Street and Fraser Highway until the station opens, busy arterials, uneven bus frequency away from Fraser Highway and 200 Street, school capacity pressure, and parking that must be checked unit by unit. A hospital and indoor pool are also a drive away.
What are the best things about living near Willowbrook?
Errands are short (two grocers, Costco, Walmart, pharmacies, hardware), the Fraser Highway buses are among Langley’s most frequent, and a SkyTrain station is targeted for late 2029. Langley Meadows offers a settled pocket with its own school and parks.
Is Willowbrook noisy?
We couldn’t find measured noise levels, so we can’t give you decibels. Homes facing 200 Street, 64 Avenue, Fraser Highway, the Bypass and the rail corridor near the Bypass are the ones to assess in person, at rush hour, from the bedroom and the balcony.
Will the Willowbrook Drive towers be built?
That’s undecided as far as we can confirm. Two applications from August 2023 (three towers at 19677 Willowbrook Drive, four at 19653 and 19665) were still active in the Township’s tracker in October 2026, with no approval or start date shown. The Township’s Willowbrook plan update is paused over airport height limits.
Is it hard to park near Willowbrook?
We found no street-by-street occupancy study. The pressure points are likelier in new station-area buildings, because the Township removed conventional parking minimums, so confirm your stall in writing. Our parking section has the City and Township street rules.
Is Willowbrook safe?
We couldn’t find a Willowbrook-only crime rate, and the City’s monthly property-crime maps cover only its side. Look at the specific building’s entrances, visitor access, bike storage and parking, and read our Langley safety guide for the wider picture.
Who should not move to Willowbrook?
People who need a quiet street or acreage, who depend on one of the hourly bus loops, or who must have guaranteed parking for two cars, a boat or an RV may find it a hard fit. People who need a predictable weekday arrival time in downtown Vancouver should time the commute first.
