Getting Around Willowbrook, Langley: Buses, the Coming SkyTrain, Driving and Parking

Willowbrook has some of Langley's most frequent buses, SkyTrain construction underway for a late 2029 opening, and parking rules that change between the City and the Township.

The short version: Willowbrook is one of the best-connected spots in Langley by bus, it’s getting a SkyTrain station at the north-east corner of 196 Street and Fraser Highway, and you’ll spend the next few years walking around a construction site to get to it. The Province’s current target for passenger service is late 2029. If you drive, the arterials are busy and the parking rules depend on which side of the City-Township line you’re on.

Which buses serve Willowbrook?

These frequencies are our reading of TransLink’s timetable effective 7 September 2026. They’re scheduled intervals, not measured reliability, and some short-turn trips don’t reach Willowbrook. “Peak” means weekday commuting hours; “off-peak” is weekday daytime. Evenings can run hourly.

Route Where it goes Weekday peak Weekday off-peak Weekend daytime
503 Fraser Highway limited stops: Surrey Central, Langley Centre, Aldergrove 6 to 12 min 15 min 10 to 20 min
502 Fraser Highway to King George Station and Surrey Central; Langley Centre 12 to 15 min 15 min 15 min
501 Mall and 200 Street to Carvolth, Guildford and Surrey Central; Langley Centre 10 to 20 min 20 to 30 min 20 to 30 min
320 Fraser Highway and 196 Street, 60 Avenue; Langley Centre, Cloverdale, Guildford, Surrey Central 15 to 30 min 30 min 30 min
531 198 Street and 64 Avenue to White Rock Centre 15 to 22 min 30 min 30 min
595 Willowbrook Connector and 204 Street to Carvolth and Maple Meadows; Langley Centre 30 min 30 min 30 min
370 Mall to Clayton, Cloverdale and KPU Cloverdale (Surrey) 30 min 60 min 60 min
564 Mall, then the 64, 66 and 68 Avenue loop, to Langley Centre 60 min 60 min 60 min
561 City’s Michaud, 200 Street and 53 Avenue pocket to Brookswood and Langley Centre 60 min 60 min 60 min
563 City’s 53 Avenue and 200 Street edge to Fernridge and Langley Centre 30 to 60 min 60 min 60 min

The pattern matters more than the numbers. Fraser Highway and 200 Street have frequent service. The interior loops, such as the 564 through the 66 and 68 Avenue streets and the City’s southern routes, run about hourly, so a home on the loop isn’t a home on a frequent line. For a shift or a school run, check your stop’s departures and the return trip in TransLink’s schedule and the live alerts page. For more on how the network works, see our transit in Langley guide and the Langley-wide getting around guide.

SkyTrain: today, and late 2029

Today: the Expo Line ends at King George Station in Surrey. Routes 502 and 503 run along Fraser Highway to reach it. We couldn’t find a reliable door-to-platform time for a Willowbrook address, so time it from yours.

Coming: Willowbrook Station sits at the north-east corner of 196 Street and Fraser Highway and includes a bus exchange. The project’s current target for the extension is late 2029. An April 2026 station notice described work continuing through 2028, which is the building phase, not a promise of trains in 2028. The Province’s September 2026 construction update backs the 2029 target. Our explainer on the whole extension covers the eight stations and the budget.

The mall posted a construction notice on 22 October 2026: foundation, mechanical, electrical, plumbing and concrete work continuing into mid-November, with removal of the preload expected in early November. Pedestrian routes and detours change, so check the project notice on the day you travel.

Further out, TransLink’s approved concept for the Langley to Haney Place bus rapid transit line (22 km, 13 stations, a 10-minute peak frequency in the design) still needs full funding. It isn’t current service.

Driving and commuting

The area is organised around 196 Street, 200 Street, 64 Avenue, Fraser Highway, the Langley Bypass and the Willowbrook Connector (208 Street). Highway 1 is reached by heading north on the 200 Street corridor.

Route planners give a baseline, not a rush-hour answer. These are Rome2Rio models, run in October 2026, with no traffic:

From the mall area to Modelled drive What to do with it
Downtown Vancouver About 45 km, 39 minutes (about 1 hour 37 minutes by transit) Time a real weekday trip at your hour
Surrey Central About 20 km, 19 minutes Compare the direct Fraser Highway buses with the longer 501 routing
Abbotsford About 34 km, 37 minutes The endpoint is the planner’s reference point, not every workplace

We found no measured queue-length data for 200 Street and 64 Avenue, Fraser Highway and 196 Street, or the Bypass and 200 Street. They’re sensible places to test during a viewing because of where they sit and the construction, not because anyone has ranked them. For closures, use our road closures page.

Walking and cycling

The Township reports the 64 to 76 Avenue Willowbrook Connector project finished in July 2026, adding sidewalks and cycling facilities. It’s a finished link, not a plan. Our bike lanes guide shows how it ties into the wider network.

Starting point What’s close
Langley Meadows School, Meadows Edge Park and a trail inside the neighbourhood. The shopping walk depends on your street and which 64 Avenue crossing you use
64 Avenue at 200 Street Langley Meadows Park about 0.4 km west (roughly 5 to 6 minutes, our map estimate)
64 Avenue at 203 Street Muriel Arnason Library about 0.3 km (roughly 4 to 5 minutes, same method)
City: Brydon and Nicomekl Parks and river trail close by. The mall is a separate trip north across commercial roads
The mall Walk Score 83 out of 100 (October 2026), which doesn’t measure detours or step-free entrances

If you use a wheelchair or stroller, walk or roll the exact route, including curb ramps and signals.

Parking in Willowbrook

The rules change with the municipality, so check which side of the line you’re on. We checked these in October 2026, and posted signs still win.

Situation Township side City side
Ordinary street parking See the Township’s parking regulations and signs. We found no residential permit zone in Willowbrook The City says it has no resident-only parking areas, and a legally parked vehicle in an unsigned spot may stay up to 72 hours
RV or trailer on the street 48 hours in total per calendar year, no living in it Up to 48 hours, and a trailer has to stay attached to a vehicle
RV, boat or trailer at a house In R and single-family CD zones, generally the rear or side yard behind the front setback. Front driveway allowed 1 April to 30 September, with 1.6 m clearance from the sidewalk or pavement edge Depends on the lot’s zoning. Check the City’s zoning bylaw
Strata or rental stall Your lease or strata allocation sets your stall and visitor rights Same. Curb space nearby is no substitute

New station-area buildings can come with fewer stalls. The Township removed conventional residential parking minimums in its transit-oriented area. The City’s March 2026 bylaw still requires accessible stalls in those areas (at least one, or 0.05 per dwelling, whichever is more) and applies electric-vehicle rules to the stalls actually built. Ask for the approved parking plan and your unit’s legal allocation.

The Township received a parking strategy study on 9 February 2026 and is working on implementation. That’s not a sign a Willowbrook permit scheme is coming. We found no street-by-street occupancy survey, school drop-off overflow data or cut-through speed study for the area.

If something’s blocking a driveway, bus stop, crosswalk or sightline, report it through the Township’s Report a Problem or the City’s contact page, and give the block, side of the street, date and time. Our report a problem page explains what each municipality handles. Langley-wide parking basics are in the parking guide.

Park and ride

There’s no public Willowbrook park and ride yet. TransLink lists Carvolth Exchange, 20255 86 Avenue, at $2 a day or $40 a month, open 4 a.m. to 2 a.m., with no overnight parking (checked October 2026). We couldn’t confirm that the mall lets commuters leave a vehicle in customer parking, so ask before you try.

Questions people ask about Willowbrook

Is there SkyTrain at Willowbrook?
Not yet. Willowbrook Station is under construction at the north-east corner of 196 Street and Fraser Highway, with a bus exchange, and the Province’s target for the Surrey Langley SkyTrain is late 2029. Until then, the closest Expo Line station is King George in Surrey, reached by buses 502 and 503.
Which buses go to Willowbrook Shopping Centre?
In TransLink’s timetable effective 7 September 2026, routes 320, 370, 501, 502, 503, 531 and 564 serve the Willowbrook area. The mall’s own visit page still lists a route (the C64) that isn’t in that timetable, so go by TransLink’s schedule and check your stop.
How often does the 503 run?
On the shared Willowbrook to Surrey segment, about every 6 to 12 minutes at weekday peak, about every 15 minutes off-peak and every 10 to 20 minutes on weekend days. It’s a limited-stop service along Fraser Highway. Beyond Langley Centre toward Aldergrove it runs less often.
Can I park at Willowbrook Mall and take transit?
We couldn’t confirm that the mall allows commuter parking, and there’s no public park and ride at Willowbrook. TransLink’s closest is Carvolth Exchange at 20255 86 Avenue, $2 a day or $40 a month, open 4 a.m. to 2 a.m. with no overnight parking.
How long does it take to drive from Willowbrook to Vancouver?
A route planner models about 45 km and 39 minutes without traffic, and about 1 hour 37 minutes by transit. That’s a baseline, not a rush-hour commute. Time a real trip at your usual hour before you commit.
Is Willowbrook walkable?
Around the mall and Willowbrook Drive, yes: Walk Score gave 19705 Fraser Highway 83 out of 100 in October 2026. That’s one address and doesn’t judge crossings or construction detours. A straight-line 800 m isn’t an 800 m walking route, so test your own.
Can I park an RV on the street near Willowbrook?
In the Township, up to 48 hours in total per calendar year, with no living accommodation. In the City, up to 48 hours, and a trailer must stay attached to a vehicle. At a house, Township rules generally put RVs in the rear or side yard, with a front-driveway exception from 1 April to 30 September.
Is the Willowbrook Connector finished?
The Township reports the 64 to 76 Avenue Willowbrook Connector (208 Street) project, with new sidewalks and cycling facilities, was completed in July 2026. Check current notices for separate works.
