Living in Alice Brown, Langley City

Alice Brown is the City's southwest corner, around 44 Avenue and 200 Street. It has a K to 7 school tied to Brookswood Secondary, two parks, houses with some townhouse change on 200 Street, and long trips to groceries and SkyTrain.

Alice Brown is the southwest corner of Langley City, where it meets Surrey and the Township’s Brookswood. It is mostly a house-and-yard neighbourhood around 44 Avenue, with a school, two small parks and a street, 200 Street, that is slowly picking up townhouses. It also has the City’s most unusual school link: its children go to Brookswood Secondary.

Alice Brown Elementary, at 20011 44 Avenue, teaches kindergarten to Grade 7. That is longer than the K to 5 pattern in most of the City, and it belongs to the Brookswood Secondary family, so students go on to Brookswood in the Township rather than to H.D. Stafford and Langley Secondary. Assignment is always by address: use the district locator, then call the school if you are close to a boundary. More in schools.

Parks

  • Penzer Park, 198C Street at 47 Avenue, has a parkour area, a pump track and dirt jumps, and a basketball and ball-hockey enclosure. See the skate and bike parks page.
  • Hunter Park, 199 Street at 45A Avenue, is a smaller playground and trail park.
  • Buckley Park, 196 Street at 48 Avenue, adds a playground and trails.

Homes and what could change

The neighbourhood is mostly established detached houses, though the City’s older profiles say the southern City was largely built in the 1970s and 1980s and we don’t have an Alice Brown-only breakdown. The 200 Street frontage is different from the quiet streets behind it. A City design-panel report discussed townhouses at 4503 to 4513 200 Street, and council adopted a 27-townhome project at 4505 to 4535 200A Street on 25 May 2026. Lots a block west are in lower-density designations, so two homes close together can have very different futures. Before you buy, look up your block and your neighbours’ parcels in the City’s development portal. See buying.

An approved design is not a finished building. Check whether work has started, what the final unit mix is, and how the plan affects street parking.

Getting around and errands

The future SkyTrain stations are north, at Willowbrook (196 Street and Fraser Highway) and Langley City Centre, both a drive or a long bus ride away. We found no confirmed feeder-bus plan for 2029. If you rely on buses, test the weekend and evening timetable now, especially on 200 Street and connecting routes. We also did not confirm a supermarket within a short walk of most addresses, so plan for a trip north in the City or south into the Township. The shops and services page lists stores, and getting around covers routes.

Who it suits

Alice Brown suits families who want a yard, a K to 7 elementary school and teen-friendly parks, and who will drive. It suits you less if you want to walk to a grocery store, need frequent transit, or want the City Park and pool cluster close by, in which case look at Blacklock and Uplands or Simonds. The City-wide picture is on the overview, and the school district directory page links to boundary maps.

Questions people ask about Alice Brown

Which high school do Alice Brown kids go to?
Alice Brown Elementary teaches kindergarten to Grade 7 and is part of the Brookswood Secondary family, so students go on to Brookswood in the Township, not to H.D. Stafford and Langley Secondary like many other City children. Confirm the specific address with the school district.
Is Alice Brown walkable?
For parks, yes in parts: Penzer and Hunter parks and the Buckley Park area are close. For groceries, we did not confirm a supermarket within a short walk of most addresses. The nearest large stores are north in the City or south in the Township, so test your own trips.
What is changing along 200 Street?
A City design-panel report discussed townhouses at 4503 to 4513 200 Street under a ground-oriented residential designation, and council adopted a 27-townhome project at 4505 to 4535 200A Street on 25 May 2026. Properties just west on interior streets face lower-density designations, so two nearby lots can have different futures.
Is there SkyTrain nearby?
Not close. The Willowbrook station at 196 Street and Fraser Highway and the Langley City Centre station are both north. We found no confirmed feeder-bus plan for 2029, so don’t assume frequent service from a development brochure.
What is at Penzer Park?
A parkour area, pump track and dirt jumps, and a basketball and ball-hockey enclosure. Washrooms depend on the season. It is a rare City park aimed at older kids and teens, so it suits families with bikes.
How do I check what could be built near me?
Search the City’s development application portal and the Official Community Plan map for your street, and ask City Planning about any parcel next door. An approved design on one lot does not mean construction has begun.
