Nicomekl is the western end of Langley City, and the one that borders Surrey and the Willowbrook area. It sits north of the Nicomekl River, from 196 Street toward 202 Street, and its small parks and apartment streets feel more residential than the downtown a few blocks east. It also has the most obvious nature on its doorstep: the lagoon.

What the neighbourhood is

The area’s main reference points are Nicomekl Elementary at 20050 53 Avenue, Brydon Lagoon at 5210 196 Street, Brydon Park at 198 Street and 53 Avenue, and Linwood Park at 201A Street and Michaud Crescent. “Brydon” appears in listings for the western part. It is a name for Brydon Crescent and the parks, not a seventh neighbourhood.

Housing is a mix of older low-rise apartments, townhouses and newer buildings. We found no breakdown by type or age for Nicomekl, so don’t assume every building on Brydon Crescent is alike. Compare building records, strata minutes if you are buying, and the actual unit.

Parks and the river

  • Brydon Lagoon has paths around the water and a bird habitat. Surfaces change with the season, so check conditions when you arrive.
  • Brydon Park has a playground, ball and soccer space, basketball, an off-leash area and washrooms.
  • Linwood Park has an accessible playground, community garden, soccer space and off-leash area. New shade sails over the playground were finished in June 2026.
  • The Nicomekl River trails run along the south side. Use marked public paths; creek banks and yards next to them are private.

More in parks and recreation.

Schools

Nicomekl Elementary teaches kindergarten to Grade 5 and gained 200 seats in 2025, so older stories about portables are out of date. Assignment is by address, and many City children go to H.D. Stafford Middle and then Langley Secondary, though some areas feed other schools. See schools and enter the address in the district locator.

Getting around and errands

Fraser Highway buses are the main line, and the 196 Street Willowbrook SkyTrain station is due late 2029. See getting around. The closest large grocery is Save-On-Foods with a Shoppers Drug Mart at 20151 Fraser Highway. Willowbrook Shopping Centre is just across the boundary in the Township; our Willowbrook guide has the detail.

What is changing

New six-storey apartment buildings are in the City’s pipeline nearby, including 64 homes at 20220 to 20230 Michaud Crescent and 114 homes at 20256 to 20272 54A Avenue. A permit date or council reading does not tell you a move-in date, so check the City’s development portal. Road rehabilitation on Brydon Crescent and 199A Street is listed as complete. The City also chose Nicomekl and Douglas for its first Resilient Neighbourhood Network pilots in June 2026.

Before you buy or lease near the water. The Nicomekl floodplain and its creeks shape what can be built. Ask City Planning about the specific lot, read the floodplain bylaw, and never rely on a listing that says “backs onto green space”.

Who it suits

Nicomekl suits people who want an apartment or townhouse close to a lagoon, a school and the future western SkyTrain station without paying downtown prices. It suits you less if you need a bus link south or need to be sure of your child’s school before you move. Go on to Douglas, Simonds, or back to the overview. The directory has the school district page.

Questions people ask about Nicomekl and Brydon

Is Brydon a separate neighbourhood?
No. The City’s six official neighbourhoods are Nicomekl, Douglas, Simonds, Blacklock, Alice Brown and Uplands. Brydon is a street and park name (Brydon Crescent, Brydon Park, Brydon Lagoon) that locals and listings use for the western part of Nicomekl.
What is the Nicomekl River District?
It is a City planning area along the river between 196 and 208 Street, set out in a neighbourhood plan consolidated in February 2026. It covers more than the Nicomekl neighbourhood, and it is about land use, habitat and public space, not school or postal boundaries.
Which elementary school serves Nicomekl?
Many homes here fall under Nicomekl Elementary at 20050 53 Avenue, which gained 200 seats in 2025, but the school district decides catchments by address. Enter the exact address in the district’s locator before you rent or buy.
Is it safe to buy near the river?
It depends on the lot. The City has a floodplain elevation bylaw, and riparian rules limit building near water. A listing that says the home backs onto green space should prompt a check of the City’s maps and a conversation with Planning before you write an offer.
What is the Resilient Neighbourhood Network pilot?
In June 2026 the City named Nicomekl and Douglas as the first two pilots. It is a way to help neighbours connect and plan for emergencies and community safety, not a new service or facility.
Where do I do a big grocery shop?
Save-On-Foods and Shoppers Drug Mart at 20151 Fraser Highway are the closest. Willowbrook Shopping Centre, just across 196 Street in the Township, is the other option. The Willowbrook guide covers the mall.
