Douglas is the neighbourhood people mean when they say they live “by Douglas Park”. It runs east from the downtown core along Douglas Crescent and Eastleigh Crescent toward 208 Street, and it has the most young-family infrastructure in the City north of the river: a spray park, a community school, a childcare and recreation centre and a large field park. It is also where a good deal of new apartment building is lined up.

The park and the centre

Douglas Park has a spray park, playground, basketball and washrooms, with Spirit Square used for events. Community Day used the park on 13 June 2026, and the Langley Community Farmers Market has run on Wednesdays through the summer; dates for next year will be on the City’s event pages.

Next door, the Douglas Recreation and Child Care Centre at 20550 Douglas Crescent reopened on 5 June 2026 with 75 new licensed childcare spaces and recreation uses. The City’s Cookie Monster Preschool for ages three and four runs there. Licensed does not mean $10-a-day, so ask which fee programs a given room uses. See parks and recreation and schools for childcare and registration details.

Rotary Centennial Park at 5514 208 Street adds fields, a playground and a community garden on the eastern edge, and the river trail can be joined near 208 Street and 54 Avenue.

Schools

Douglas Park Community School, at 5409 206 Street, teaches kindergarten to Grade 5. Many children in the City then go to H.D. Stafford Middle School; the secondary school depends on the address. Confirm all three in the district locator.

Homes

Apartments dominate, with some older buildings and townhouses. Eastleigh Crescent is the clearest example of what is coming: two six-storey buildings with 171 homes at 20659 to 20679 got a development permit on 31 March 2026. Seniors have Centennial Manor (20645 Eastleigh Crescent) from Langley Lions Housing Society, and Foundry Langley, a youth health and wellness centre for ages 12 to 24, is also on Eastleigh Crescent. Details on rentals and listings are on renting and buying.

Getting around and errands

Fraser Highway buses run along the north edge, and Langley Centre exchange is a short ride west. SkyTrain’s Langley City Centre station is east of 203 Street at Industrial Avenue, due late 2029. No Frills is at Douglas Crescent and Fraser Highway, and Safeway is at 20871 Fraser Highway. St. Joseph’s Parish sits on Fraser Highway at 20676. The southern buses (560 and 561) are hourly, so check the timetable if you commute.

What to check

Permits are not buildings. Eastleigh Crescent and other Douglas projects may be approved but not under construction. If you rent or buy for a view or quiet, check the City’s development portal for sites within a block or two.

In June 2026 the City named Douglas, alongside Nicomekl, as the first Resilient Neighbourhood Network pilot. We don’t yet know what activities the Douglas pilot will run.

Who it suits

Douglas suits families with young children who want a park, school and childcare in walking distance, and renters who want to be near the civic block. It is a less natural fit if you want a detached house with a yard: those are mostly south of the river. See downtown, Simonds and the overview. Our directory also lists transit in Langley.

Questions people ask about Douglas and Douglas Park

What is in Douglas Park?
A spray park, playground, basketball, washrooms and Spirit Square, which hosts community events such as Community Day (13 June 2026). The farmers market has used the area on Wednesdays in the summer. Check the City’s event pages for this year’s dates.
Is the Douglas Recreation and Child Care Centre open?
It reopened on 5 June 2026 after renovations, with 75 new licensed childcare spaces and recreation uses. The City also runs Cookie Monster Preschool there for ages three and four, with 2026 to 2027 registration on its preschool page. Being licensed childcare does not make a space $10-a-day; ask the centre which fee programs apply.
Which school serves Douglas?
Douglas Park Community School at 5409 206 Street teaches kindergarten to Grade 5, and many homes in the area fall in its catchment. The district sets this by address, so confirm in the locator before you decide.
What is being built on Eastleigh Crescent?
The City issued a development permit on 31 March 2026 for two six-storey apartment buildings with 171 homes at 20659 to 20679 Eastleigh Crescent. A permit does not tell you whether work has started, whether homes will be rental or strata, or when anyone can move in.
Is Douglas close to the SkyTrain station?
Langley City Centre station, east of 203 Street at Industrial Avenue, is under construction for late 2029. Homes near the western end of Douglas are close to it; Rotary Centennial Park and 208 Street are farther. Check the walking route and construction notices for your own street.
Where are the nearest grocery stores?
No Frills at Douglas Crescent and Fraser Highway is near the park. Safeway at 20871 Fraser Highway is east of 208 Street. Our shops and services page has the full list.
