Buying a Home in Willoughby, Langley: Home Types, Prices, New Projects and What to Check

There is no honest single price for “a home in Willoughby”. Nobody publishes one for the neighbourhood that we could verify, and the name covers everything from a one-bedroom condo above a shop to an older acreage lot near the farmland edge. What you can do is start from the Langley-wide benchmarks, then check your own street, building and school catchment.

What do homes cost?

The Fraser Valley Real Estate Board publishes a benchmark series for its Langley area. That area is wider than Willoughby and wider than the Township, so treat it as context, not a Willoughby price. These are modelled typical homes, not asking prices.

Home type Langley benchmark, Sept 2026 Change from Sept 2025 Change from Aug 2026
Detached $1,471,100 -6.7% -0.6%
Townhouse $802,600 -4.4% -0.5%
Apartment $525,900 -9.2% -1.5%

All three were lower than a year earlier. We couldn’t confirm whether Willoughby sits above or below those numbers, so ask for recent sales in the exact building or street you are looking at. Our Langley-wide buying guide covers the purchase process itself.

What kinds of homes are here?

Almost everything. The Township’s plans include detached houses, duplexes and rowhouses, townhouses and apartments. Roughly speaking:

  • Detached homes and townhouses dominate the neighbourhoods that were built earlier, like Yorkson and Routley.
  • Apartments and mixed-use buildings cluster around Willoughby Town Centre (208 Street and 80 Avenue) and along the 200 Street corridor, where the 2026 Transit Corridor Plan allows more intensive development over time.
  • Older, larger parcels survive in Gordon and Williams, next to new development. The Gordon plan describes a move from suburban lots of up to about 2 hectares to a broader housing mix, including apartments.

We found no verified “average year built” for Willoughby. A neighbourhood plan’s adoption year isn’t a house’s construction date, so ask for the building age and permit history of the home itself.

The plans changed on 15 June 2026. The Township adopted the Willoughby Transit Corridor Plan and the Gordon Neighbourhood Plan and repealed seven older neighbourhood plans. Applications filed before that date may follow the old rules until 15 June 2028. Before buying beside an empty lot or an older house, ask Township planning which framework governs it, and look at the development applications in the area.

New projects and applications

Treat these as information, not recommendations. We link to the Township or an official announcement where we can.

Property taxes

The Township’s 2026 residential rate is $3.61686 per $1,000 of assessed value. On a home assessed at $600,000 that works out to $2,170.12; at $900,000 it is $3,255.17; at $1.5 million, $5,425.29. Those are rate calculations, not your bill. They leave out grants, utility charges and other amounts on your property, and assessed value is BC Assessment’s figure, which can differ from the sale price. More in our property tax and utilities guide.

What to check before you make an offer

Check Why it matters in Willoughby
Which plan governs the lot beside you An application from before 15 June 2026 can follow the old plan. Ask Township planning, and read the application history in the Township’s development portal
Road widening and driveway access Read the road rights-of-way and the 208 Street project pages before assuming a driveway or frontage stays as it is. Phase 4 of 208 Street, north of the finished sections, was still a separate project in August 2026
Creeks, slopes and the farmland edge Smith and Williams edge properties need particular care around watercourses, escarpment lands and ALR neighbours. Turn on the environmental layers in the Township’s mapping, then get parcel-specific advice
Wells and septic Williams’ plan records some private wells on older properties. A neighbourhood name tells you nothing; ask for servicing records and inspection reports
Strata parking and building condition Check whether a stall is titled, limited common property or assigned; measure tandem garages with your own vehicles; read the depreciation report, insurance details and recent minutes. We found no Willoughby-wide pattern of building defects, so no construction era should be assumed problematic
Suite legality Confirm zoning, permits and the suite record with the Township (604-533-6018, [email protected]). An ad is not proof
Noise Visit at rush hour for anything facing Highway 1 or a main road, and during an event for a home facing the Events Centre. We found no published noise contour map for the area
School catchment Use the school locator for today and the September 2027 map for later. See schools in Willoughby
Parking Count the stalls you really get and look at the street at night. See parking in Willoughby

City or Township?

Willoughby is in the Township, so the Township’s tax rate, bylaws and services apply. Our City vs. Township page explains how that differs from buying in Langley City. For an overview of the whole area, start with the Willoughby overview, and read the pros and cons before you decide. For help following local development, see how to follow development applications.

Questions people ask about Willoughby

How much does a house cost in Willoughby?
We couldn’t find a trustworthy Willoughby-only price. The Fraser Valley Real Estate Board’s September 2026 benchmark for its Langley area, which is bigger than Willoughby and bigger than the Township, was $1,471,100 for a detached home. Benchmarks are modelled typical homes, not asking prices or a price for every house.
How much is a townhouse or condo in Willoughby?
For the Langley area, FVREB’s September 2026 benchmarks were $802,600 for a townhouse and $525,900 for an apartment. Those figures were down 4.4% and 9.2% from September 2025. A Willoughby-only premium or discount isn’t published, so look at recent sales in your exact building.
What are the property taxes in Willoughby?
The Township’s 2026 residential rate is $3.61686 per $1,000 of assessed value. That works out to $2,170.12 on $600,000, $3,255.17 on $900,000 and $5,425.29 on $1.5 million, before grants, utility charges and any extra amounts on your property. Assessed value is not the same as sale price.
What is a transit corridor plan and does it affect a purchase?
On 15 June 2026 the Township adopted the Willoughby Transit Corridor Plan, which covers the 200 Street area and identifies transit hubs around Carvolth and at 84, 80, 76 and 72 Avenue. It allows more intensive housing and mixed-use development there over time. Ask the Township which plan governs a neighbouring lot before you buy next to one.
Are there new construction projects in Willoughby I can look at?
Several are in the Township’s records, including a rental building at 20230 72B Avenue (118 homes, summer 2027 target) and a proposed 211-unit seniors’ building at 7518 and 7540 208 Street. A larger subdivision application near 202A Street and 80 Avenue proposes 171 townhouses and 1,452 apartments. Proposals aren’t approvals, and approvals aren’t building permits.
Can I check whether a suite is legal?
Yes. Ask the Township’s building department (604-533-6018, [email protected]) about zoning, permits and the suite record. A suite in a listing is not verification.
Is Willoughby in a floodplain?
It depends on the parcel. The Township’s plans identify creeks, drainage areas and environmental constraints, but we haven’t seen evidence that all of Willoughby is, or isn’t, in a flood hazard area. Turn on the environmental layers in the Township’s mapping and ask about drainage history for your lot. The Township’s street flooding line is 604-532-7300.
