Living in Carvolth, Langley: Buses, Condos and the 200 Street Interchange

Carvolth is a commuter-minded corner of Willoughby around the 200 Street and Highway 1 interchange, built around Carvolth Exchange (express buses to Lougheed SkyTrain) with mostly apartments, employment lands and one elementary school.

The 555 bus leaves Carvolth Exchange roughly every ten minutes through the busiest part of a weekday morning, and that single fact explains most of this neighbourhood. People live in Carvolth because it is the closest place in Willoughby to a fast bus out of town, and the apartments, the park-and-ride and the highway ramps all sit within a few blocks of each other.

Where Carvolth is

Carvolth sits around the 200 Street interchange with Highway 1, in the Township of Langley. Think of it as roughly 196 to 204 Street, from about 84 Avenue up to the highway, with ragged edges: the old Township plan’s own map is the only reliable outline, and it shouldn’t be drawn as a neat rectangle. Latimer is directly south, and across the highway to the north is Walnut Grove. The name is old. The Township’s archive keeps “Carvolth Road” as a historical name tied to today’s 200 Street corridor.

The Township estimated about 4,100 residents in September 2025, with roughly 42% of its developable land built. The old plan (2013) mixed employment land, mostly west of 200 Street, with housing and mixed-use blocks near the exchange. That separate plan was repealed on 15 June 2026, when the Township adopted a new Willoughby framework and the Willoughby Transit Corridor Plan; applications filed before that date can continue under the old plan until 15 June 2028. Check the current plan designation for any lot you are buying beside.

Buses, parking and the commute

Carvolth Exchange is at 20255 86 Avenue. The park-and-ride has 679 spaces at $2 a day or $40 for 30 days, open from 4 a.m. to 2 a.m. daily. Routes through the exchange in TransLink’s September 2026 timetable (intervals are our rounding of the published times, so check the exact departure):

Route Where it goes Weekday peak Midday Weekend
555 Lougheed Station via Highway 1 about 10 min about 20 min about 30 min
501 Langley Centre, 200 Street, Walnut Grove, Guildford, Surrey Central 10-20 min about 30 min 20-30 min
595 Langley Centre, 208 Street, Carvolth, Maple Meadows about 30 min about 30 min about 30 min
509 Guildford, Surrey Central Peak direction only, 20-25 min None None
388 22nd Street Station via northern Surrey about 30 min about 30 min None
562 Walnut Grove, Trinity Western, Langley Centre (a roundabout route) about 20 min about 20 min 20 min Saturday, hourly Sunday

The BC Transit 66 Fraser Valley Express also stops at Carvolth, heading to Abbotsford and Chilliwack. It is a separate operator with its own fares and timetable.

Scheduled in-vehicle times from Carvolth (not door to door): about 20 minutes on the 555 to Lougheed at midday and 31 on one morning trip; 23 minutes on a morning 509 to Surrey Central; 22 minutes on the 595 to Langley Centre; and, on the 66, about 22 to 26 minutes to Abbotsford’s Highstreet and 36 to 43 to McCallum. Lougheed to Waterfront is 39 minutes by SkyTrain, so Carvolth to downtown Vancouver is roughly an hour to 70 minutes on the vehicles alone. We could not find a dependable driving sample, so test your own route at the hours you will travel.

Weekend and evening trap: the 509 doesn't run midday or weekends, the 388 has no weekend service, and the 562 drops to hourly on Sundays. If you plan to live car-free, test a Sunday trip before you sign a lease.

SkyTrain is not coming to Carvolth. The Surrey Langley SkyTrain is under construction with a late-2029 target, but it follows Fraser Highway, with stations at Willowbrook (near 196 Street) and Langley City Centre (east of 203 Street). Langley-Haney BRT, a bus rapid transit line through the 200 Street, Events Centre and Carvolth corridor, is still in planning and needs more funding; TransLink’s “within three years of full funding” is conditional, not an opening date. More on routes in our Langley transit page, the Willoughby getting-around page and the Langley-wide guide.

What homes are like

Mostly apartments, including towers, plus mixed-use buildings and sites beside employment land. The Towers, near the Latimer boundary, has two towers of 34 and 26 storeys and close to 500 homes, according to its own project page. A condo beside the exchange is a very different purchase from a house a kilometre south, so compare like with like.

We could not find neighbourhood-level prices. For all of Langley, the Fraser Valley Real Estate Board’s September 2026 benchmark was $525,900 for an apartment and $802,600 for a townhouse (both down from a year earlier). On rents, CMHC’s October 2025 average was $1,765 for a one-bedroom and $2,211 for a two-bedroom across Langley City and Township, with a 3.0% vacancy rate; new tenants usually pay more than those averages. Our renting in Langley page explains the difference.

For an apartment, visit with the windows open: Highway 1, the ramps, 200 Street and the employment premises are all close, and building-level noise isn’t published anywhere we could find. Ask how many parking stalls come with the suite; living near the exchange doesn’t include a free one.

Schools

Josette Dandurand Elementary (K-5, 20143 82 Avenue, opened September 2025) covers most of Carvolth. A strip around 202B to 204 Street north of 84 Avenue is mapped to Willoughby Elementary (20766 80 Avenue) instead, so addresses near that line need a locator check. Middle school today is Peter Ewart or Yorkson Creek, secondary is R.E. Mountain, and both middle schools and R.E. Mountain were over capacity in September 2025.

From September 2027, Josette Dandurand families go on to Yorkson Creek Middle and R.E. Mountain, and Willoughby Elementary families to Yorkson Creek and the new Emery Dosdall Secondary. The district announced 100 extra places at Josette Dandurand in September 2026; they are not open yet. The full table is on our Willoughby schools page, and you can check an address with the school locator.

Shops, clinics and errands

Carvolth Medical Clinic (suite 130) and Carvolth Pharmacy (suite 120) share 20290 86 Avenue, close to the exchange. We couldn’t confirm whether the clinic is taking new patients, so call before counting on it. For groceries most households go to Willoughby Town Centre around 208 Street and 80 Avenue, to Save-On-Foods at 8840 210 Street in Walnut Grove, or to the one at 20255 64 Avenue. The Langley Urgent and Primary Care Centre is at 202-20434 64 Avenue (9 a.m. to 8 p.m. daily). Walnut Grove Community Centre (8889 Walnut Grove Drive) has a 50-metre pool, leisure pool, gym and the Dean Drysdale Library, a short drive across the highway. The full rundown is on shops and services in Willoughby.

What’s missing, and what’s coming

Carvolth has no big neighbourhood park of its own that we could confirm; for play space people use the school-and-park campus at Josette Dandurand in Latimer, Willoughby Community Park near the Events Centre, and Yorkson Community Park (see Willoughby parks). A 2007 Township map names a Carvolth Trail and greenways, but it is out of date, so don’t assume a continuous route. The Highway 1 section between 202 and 216 Street is already finished, and the Province’s September 2026 update shows work still going farther east, so highway construction news is worth a glance if you drive toward Abbotsford.

If a car-light commute is the point, Carvolth is among the better choices in Langley. If you want a quiet street, a park around the corner and a supermarket you can walk to, look south into Latimer or Routley first. The Willoughby pros and cons page weighs it all.

Questions people ask about Carvolth

Does Carvolth have SkyTrain?
No. Carvolth has a bus exchange and a park-and-ride. The 555 runs to Lougheed Station, where you pick up the SkyTrain. The new Surrey Langley SkyTrain, targeting late 2029, has stations on Fraser Highway at Willowbrook and Langley City Centre, not at Carvolth.
How much does it cost to park at Carvolth Exchange?
TransLink lists $2 a day or $40 for 30 days, with 679 spaces and lot hours of 4 a.m. to 2 a.m., seven days a week (checked October 2026). The number of spaces doesn’t guarantee a stall at your departure time, so try it once before you plan a commute around it.
How long does the bus take from Carvolth to Vancouver?
TransLink’s September 2026 timetable has the 555 reaching Lougheed Station in about 20 minutes at midday and 31 minutes on a sample morning trip. Add the published 39-minute SkyTrain ride from Lougheed to Waterfront and the in-vehicle time is roughly 59 to 70 minutes, before waiting, transferring and getting to the exchange.
Is Carvolth the same as Walnut Grove?
No. Walnut Grove is across Highway 1, to the north, and has its own community centre, library and shopping. Carvolth is on the south side of the highway, in Willoughby. The two share the 200 Street interchange and several bus routes.
What school serves Carvolth?
Josette Dandurand Elementary (20143 82 Avenue) covers most of it. An eastern strip around 202B to 204 Street, north of 84 Avenue, is in Willoughby Elementary’s area. Middle school is Peter Ewart or Yorkson Creek, and secondary is R.E. Mountain; confirm your exact address in the district’s school locator.
Is there a supermarket in Carvolth?
We couldn’t confirm a full-service supermarket inside Carvolth itself. Carvolth Medical Clinic and Carvolth Pharmacy are at 20290 86 Avenue; for groceries people use Willoughby Town Centre (Hakam’s Your Independent Grocer), Save-On-Foods at 8840 210 Street in Walnut Grove, or Save-On-Foods at 20255 64 Avenue.
