Renting in Willoughby, Langley: Buildings, Real Rents, Pets and Parking

A one-bedroom at Willoughby Walk started at $1,850 in October 2026; CMHC's Langley-wide average a year earlier was $1,765. They are different measures, so read both with care.

Across the Township about 18% of households rented in 2021, and for Willoughby the most useful numbers come from a few named buildings. Below is what we could check on 30 October 2026, with the date and the geography each figure covers.

What does rent cost?

There are two different kinds of number, and mixing them up gives you the wrong picture.

CMHC’s survey averages cover purpose-built rentals across Langley City and the Township together (zone 23), as of October 2025. Asking rents are what one building was advertising on the day we looked.

Unit CMHC average, Oct 2025 (both Langleys) Willoughby Walk asking rent, 30 Oct 2026
Studio $1,354 Not listed
One bedroom $1,765 From $1,850; available November 2026
One bedroom plus den No separate figure From $1,995
Two bedrooms $2,211 $2,460 to $2,470 in the examples shown
Two bedrooms plus den No separate figure From $2,615; available December 2026
Three bedrooms or more $2,810 Waitlist; no price listed

CMHC’s all-unit average was $2,014 and the apartment vacancy rate was 3.0%, both for the combined Langley zone. One more number is useful if you are searching now: in the same survey, vacant one-bedrooms averaged $1,934 and vacant two-bedrooms $2,490, compared with $1,759 and $2,204 for occupied units. Someone already in a home pays less than a new tenant does, so a lease on the market will typically cost more than the average above.

We found no Willoughby-only vacancy rate, and no published rent series for townhouses or secondary suites.

Ask what is included before you compare. Water is included at Willoughby Walk according to its page, but parking, storage and pet charges should be confirmed in the written offer. Don't assume they are part of the base rent.

Which buildings can we point to?

  • Willoughby Walk, 20839 78B Avenue. A 191-unit purpose-built rental building near Willoughby Town Centre. Its public page lists one-, two- and three-bedroom layouts and says cats and dogs are accepted by conditions.
  • Emmaus Place, 20067 72 Avenue. The address is listed in Catalyst Community Developments Society’s rental directory. The original 2019 project was 70 seniors’ apartments and 12 family townhomes. That mix is historical, so it says nothing about vacancies or who is eligible now. Contact the operator directly.
  • 20230 72B Avenue (coming). A 118-home rental building under construction, announced in September 2025 with a summer 2027 target. The provincial announcement says 70% will be market rental and 30% priced 20% below market for tenants who meet income rules. Final rents, application details and the move-in date weren’t available to us.
  • 7518 and 7540 208 Street (proposed). A six-storey, 211-unit seniors’ apartment building is in front of the Township. It isn’t approved or built, so don’t count on it for this year’s search.

This isn’t a full list of rental buildings, and we’ve left out any we couldn’t confirm. Other homes for rent are privately owned condos, townhouses and basement or garden suites, which have no building page at all. Our Langley-wide renting guide covers where and how to look.

Pets, parking and competition

No area-wide figure exists for how competitive the market is, how long waitlists run, or how many landlords accept pets. So ask, and ask in writing.

Parking is the question people forget. For a townhouse or suite, ask how many vehicles the tenancy covers and where visitors may park. The Township says owners of licensed secondary suites don’t have to provide tenants with off-street parking, and its February 2026 parking study counted 110 mentions of Willoughby-Willowbrook among places people found difficult. A promise of “lots of street parking” should be tested on that block in the evening. More in parking in Willoughby.

Transit and errands: a rental close to Town Centre means groceries and a pharmacy on foot and a stop for the 595 bus about 100 metres from the Town Centre address we checked. Away from 200 Street and 208 Street, expect to rely on a car for some trips. See getting around and shops and services.

Your rights as a tenant

British Columbia’s Residential Tenancy Branch sets the rules on rent increases, deposits, notices to end a tenancy and how to apply for dispute resolution. Start at the Residential Tenancy Branch. If you are new to the area, our moving to Langley guide covers settling in.
