Otter is a long farm-and-country corridor along 248 Street, with a co-op, a school, a fire hall and farm stops, and a lot of different things the name can mean.

Otter isn’t a village. It is a road. Historic Otter Road is today’s 248 Street, and the name now stretches along a long, farm-lined corridor with a co-op, a school, a fire hall and a handful of places that draw people from across the Fraser Valley. If you want to see how rural Langley actually lives, drive it from Fraser Highway north to Thunderbird and notice how the gaps between things are measured in kilometres.

What does “Otter” mean?

“Otter”, “North Otter” and “Otter District” are used for different stretches, so think in anchors rather than a boundary: North Otter Elementary at 5370 248 Street, Fire Hall 7 at 3876 248 Street, the Otter Co-op at 3650 248 Street and Otter Park at 20 Avenue and 248 Street. If a listing says Otter, find the parcel on the Township map.

What are the homes like?

A corridor through agricultural and rural residential land, not one subdivision. Lots differ in zoning and ALR status, so ask whether your intended home, farm, boarding or business use is permitted on that exact lot before you buy; the Township’s development potential check is the place to start. We couldn’t find house-age or sale-price figures for the whole corridor, so we won’t offer them.

Water varies too. The Township’s 2025 water report separates its own systems from the community-owned Otter Road and Last Chance systems, so ask for the water bill or service record. Our housing page covers wells and septic.

What’s here day to day?

  • Errands: the Otter Co-op (food, hardware and pharmacy) is the working centre of the corridor. See the Otter Co-op directory page.
  • Farm stops: Krause Berry Farms at 6179 248 Street (farm market and estate winery, with seasonal picking), JD Farms at 24726 52 Avenue (turkey shop and deli) are among the stops that a group of businesses promote together as the Historic Otter 248th Trail, and Otter Trail Winery sits on the same road. Details and a Saturday route are in our 248 Street corridor guide.
  • Horses: Thunderbird Show Park’s spectator entrance is at 6975 248 Street, and it is an event venue with its own calendar. See Thunderbird Show Park.
  • Park: Otter Park offers wooded walking and riding routes, washrooms and a picnic shelter.
  • Emergency services: Fire Hall 7 is on 248 Street.

Which schools serve Otter?

North Otter, Peterson Road and Wix-Brown are the elementary schools to check along different parts of the corridor, and D.W. Poppy is the secondary school to check. Nearest doesn’t mean assigned, so use the SD35 locator. North Otter also hosts the Little Otters childcare entry on Fraser Health’s April 2025 licensed list. Confirm availability with the provider. North Otter’s October 5, 2026 newsletter asked drivers not to stop in the travel lane at drop-off. See schools.

Getting around

Route 503 serves Fraser Highway, and route 556 follows 56 Avenue on limited weekday trips (no midday service, nothing on weekends). Neither is a continuous north-south service along 248 Street, so most residents drive. The full table is on getting around.

Good to know

  • The 248 Street name has two lives: the road, and the businesses’ joint promotion. We found no signed route on the road itself.
  • County Line is a different road: it is 264 Street. See County Line and Coghlan.
  • For a town-style neighbour, Aldergrove is the nearest urban centre, to the south-east.
