Say “rural shopping” in Langley and the answer is probably the Otter Co-op. At 3650 248 Street it has a food store, hardware and a pharmacy, and it is the nearest thing the countryside has to a one-stop errand. Everything else is spread along roads: a produce market on Fraser Highway, a feed store in Milner, a turkey farm on 52 Avenue. There is no pedestrian high street, so plan on a car and a list.
The shop-local angle is real here. Many of the places below are family farms or independent businesses. For more, see our Shop Local listings and the 248 Street corridor guide.
Where do I buy what?
| Area | Local stop | What to plan around |
|---|---|---|
| Milner | Milner Feed on Crush Crescent, Milner Valley Cheese on Smith Crescent | Specialist farm shops. A full grocery and pharmacy run is a separate trip |
| Salmon River and central Otter | Ralph’s Farm Market (Fraser Hwy), Otter Co-op (248 St), JD Farms (52 Ave) | Separate roadside destinations, not a strip you can walk |
| County Line and Coghlan | Compare the drive to the Otter Co-op with urban Aldergrove | No complete shopping centre sits inside either hamlet |
| Glen Valley | Compare Fort Langley and Aldergrove from your actual driveway | We found no full-service grocery or pharmacy in Glen Valley |
| South Langley and Campbell Valley | Brookswood, Murrayville and the Otter node | Trails and wineries don’t cover daily errands |
Which farm and independent businesses are open?
All were confirmed operating on their own websites on October 30, 2026. “Operating” doesn’t mean open every hour, and picking or events are seasonal, so check the link.
| Business | Address | What it does |
|---|---|---|
| Milner Feed and Pet Supply | 21565 Crush Crescent | Feed, hay and pet supplies |
| Milner Valley Cheese | 21479 Smith Crescent | Farm cheese, with a published seasonal shop calendar |
| Krause Berry Farms | 6179 248 St | Farm market and estate winery. Picking and activities follow the season and daily notices |
| JD Farms Specialty Turkey | 24726 52 Ave | Turkey shop and deli |
| Ralph’s Farm Market | 22728 Fraser Hwy | Grocery and produce on the rural-urban service corridor |
| Chaberton Estate Winery | 1064 216 St | Winery shop and bistro on a south-Langley farm |
More wineries and tasting rooms are on the Langley wineries page, and Otter Trail Winery sits on 248 Street. Seasonal markets: the 2026 Langley Community Farmers Market ran Wednesdays at Douglas Park (City of Langley) and Thursdays at Langley Events Centre (7888 200 Street), but its summer season had ended by October 30. See Langley farmers markets and farm stands open into winter.
Can I run a farm stand, tour or event on my land?
If you’re buying with a public-facing farm business in mind, the rules matter more than the view. The Agricultural Land Commission distinguishes farm retail, agri-tourism and gathering events:
- Gathering events (under the ALC’s published conditions): limits include 10 events a year, 150 people and 24 hours per event, plus farm-class and other conditions. Permanent event infrastructure isn’t made lawful by staying under those numbers.
- Farm retail: selling what the farm produces is treated differently from mixed farm and off-farm retail. For the latter permission, the policy uses area tests of no more than 300 m², with at least half of the retail area devoted to products produced on that farm. The linked policy is from April 2019, so check for a newer version before an investment decision.
- Local rules still apply. Before you buy, send the Township your intended activity, buildings, parking, access, washroom and septic demand and hours, and ask for the zoning, building, business-licence and ALC pathway in writing. Our Langley business resources page can help.
Where do I go for health care?
| Service | Where | Note |
|---|---|---|
| Langley Memorial Hospital | 22051 Fraser Hwy | 24-hour emergency department. See the hospital page |
| Langley Urgent and Primary Care Centre | 202-20434 64 Ave, 604-514-7477 | Check Fraser Health’s triage and arrival instructions first |
| Otter Co-op Pharmacy | 3650 248 St | Pharmacy within the Otter node |
| Libraries (FVRL) | Fort Langley, 23430 Mavis Ave. Murrayville, 100-22071 48 Ave. Aldergrove, 26770 29 Ave. Brookswood, 20045 40 Ave | An older Fort Langley address (9167 Glover Rd) is out of date. See libraries |
| Post office and parcels | Canada Post’s locator | Delivery and outlets depend on the address |
We couldn’t confirm a rural dental or clinic roster, or which practices are taking patients, so check doctors accepting patients and the Langley-wide health care guide.
What services work differently from in town?
Garbage and recycling. Recycling is available in rural areas. For garbage, a property outside the Township’s collection area needs private collection or self-haul, and organics need a compost or collection plan. Look up your address on the Township’s garbage and Green Cart page, and see garbage and recycling schedules.
Water and sewer. They are separate questions. See the housing page for wells, septic, and how to read the Township’s water reports.
Open burning. Burning is controlled, not a rural right. The Township’s fall incidental-burning permit window runs from October 26 to December 13, 2026, with a $30 fee and more conditions. Household garbage and demolition materials stay off the fire, and the live air-quality rules apply.
Internet. The Township has described fibre installation work by TELUS and Ledcor, but that does not tell you what you can order. Check a provider’s address tool, ask about installation steps and upload speeds, and decide before you commit to a lease or an offer. If you work from home, ask what happens when the power goes out too. We could not find a trustworthy fibre coverage percentage or current rural price range.
Cell coverage. A carrier’s map is approximate. Test calls and data inside the house, in the room where you’ll work and in the barn if you need a signal there. Satellite internet can be checked through its provider’s address tool, but we can’t confirm installation or speed at any specific property.
Fire protection. Fire Hall 7 (Otter) is at 3876 248 Street, Hall 2 (Fort Langley) at 23137 96 Avenue, Hall 3 (Aldergrove) at 26316 30A Avenue, Hall 5 (Brookswood) at 19950 27 Avenue and Hall 6 (Murrayville) at 22170 50 Avenue. These are locations, not guaranteed responding halls or response times. General fire administration is 604-532-7500. Our emergency preparedness page lists what to have at home.
Places of worship
A selection, for information only: St Dunstan’s Anglican Church, 3025 264 Street; SouthRidge Fellowship (Christian), 22756 48 Avenue; and Church in the Valley (Seventh-day Adventist), 23589 Old Yale Road. The wider list is at places of worship.
